The Operations & Leasing Associate Manager is responsible for supporting the efficient daily operations of the mall and ensuring tenant satisfaction while also driving leasing activities to maximize occupancy rental revenues and the overall tenant mix. This role bridges operational excellence with strategic leasing ensuring that the mall delivers a seamless customer experience and remains competitive in the market.
KEY RESPONSIBILITIES:
LEASING
1. Tenant Mix & Planning
- Leads in planning reviewing and implementing tenant mix to ensure market relevance and customer appeal.
- Monitor leasing performance and reassess tenant zoning based on trends and customer feedback.
2. Sourcing & Negotiation
- Identify and establish relationships with potential tenants and retail brands.
- Conduct negotiations to secure lease sign-ups aligned with project timelines and revenue targets.
- Prepare brand profiles leasing proposals and attractive sign-off schemes to drive occupancy.
3. Lease Administration & Reporting
- Ensure rental rates are within approved budgets and conduct basic rental studies.
- Coordinate site visits and requirements with prospective tenants.
- Prepare and submit regular leasing reports (weekly updates leasing take-up sales growth rental studies).
OPERATIONS
1. Tenant Coordination & Support
- Ensure smooth turnover of units to new tenants including orientation on mall requirements house rules and pre-construction/pre-operation checklists.
- Act as liaison between tenants and mall departments (Engineering Leasing Security Marketing Finance).
- Facilitate and monitor compliance with insurance permits safety and other statutory requirements.
2. Account & Relationship Management
- Address tenant inquiries concerns and escalations; recommend solutions in coordination with relevant
departments. - Monitor tenant participation in mall-mandated programs (e.g. pest control kitchen exhaust environmental
compliance). - Manage tenant exit/egress process ensuring proper documentation and timely turnover of spaces.
3. Customer Service & Safety
- Attend to customer inquiries and complaints ensuring prompt resolution and service recovery.
- Support implementation of mall safety security and emergency response programs.
- Participate in emergency drills and enforce health safety and environment (EHS) compliance.
4. Administrative & Reporting
- Prepare regular operational reports (tenant updates insurance progress reports egress reports).
- Assist in audits inspections and operational reviews.
QUALIFICATIONS:
- Bachelors degree in Business Administration Real Estate Management Marketing or related field.
- At least 5-8 years of combined experience in mall operations property management or retail leasing.
- Strong communication negotiation and interpersonal skills.
- Proficiency in Microsoft Office and basic data analysis.
- Knowledge of tenant coordination leasing contracts and mall operations standards is an advantage.
- Flexible to work on shifting schedules aligned with retail operations
