Job Description

JOB DESCRIPTION

This is a pivotal leadership role responsible for defining and executing the comprehensive Real Estate strategy across the EAP Cluster (East Asia Pacific). The Director will manage a substantial portfolio of Owned & Operated (O&O) and Franchise stores with an aggressive mandate for significant net new store growth annually.

Key Responsibilities:

  • Strategic Leadership: Develop and implement the EAP expansion strategy for the retail stores division analyzing new markets and optimizing the existing fleet. This includes leading the annual Market Planning exercise.

  • Portfolio Management: Direct the day-to-day oversight of EAP Real Estate encompassing capital projects and lease negotiation responsibilities for a vast and diverse store portfolio.

  • Growth Execution: Drive new store growth by establishing and maintaining a robust network of landlords developers brokers and other key retailers. Oversee the entire Real Estate pipeline process to ensure efficient timely and high-quality decisions leading to the timely opening of stores and maximizing revenue weeks.

  • Financial Acumen: Clearly and effectively communicate financial opportunities and associated risks for all Real Estate projects to senior leadership (VP Global Real Estate & Retail Franchise and EAP Managing Director).

  • Collaboration & Influence: Work closely with internal stakeholders (Construction Store Design Real Estate Law Store Operations Finance IT) to develop efficient business processes supporting retail growth. Serve as the main point of contact for Real Estate matters with Franchise Leadership and organizations to influence their strategies ensuring brand standards are met in franchise locations.

  • Brand & Standards Assurance: Ensure all Real Estate locations consistently uphold the brand identity and comply with standards for presentation operational efficiency quality and customer experience.

  • Thought Leadership: Provide innovative thinking for the sustained growth of the Brand within the EAP region.

  • Global Team Participation: Actively participate as a key member of the Global Real Estate Leadership team sharing best practices and knowledge.

Requirements:

  • Minimum of 10 years experience in retail Real Estate preferably on a multi-national basis across APAC with proven success in establishing and growing a multi-billion-dollar retailers real estate portfolio.
  • Minimum of 5 years of progressive leadership/management experience preferred.
  • Strong industry reputation and a track record of building relationships with retail brokers major developers and landlords.
  • Extensive knowledge of specialty and outlet store real estate in shopping mall power center and street retailing environments.
  • Thorough knowledge in and experience with advanced negotiation strategies and techniques.
  • Strong knowledge and understanding of legal and regulatory issues related to retail real estate deals.
  • Strong executive presence; excellent interpersonal skills; articulate communicator with strong financial and analytical acumen.
  • Experience working successfully in a matrix organization.
  • Proven ability to build teams and partnerships and proven ability to lead and develop people.
  • Effective problem-solving skills.
  • Proficient in Microsoft Office applications.
