The Facilities Technician is a dynamic individual who can serve as a reliable team player and is willing to learn. The Facilities Technician ensures the ongoing functionality and aesthetic of DREAM facilities by performing multi-disciplinary maintenance and repair services in the areas of carpentry painting plastering equipment servicing and minor plumbing and electrical. The Facilities Technician will be responsible for ensuring effective and efficient day-to-day facility operations managing preventative maintenance overseeing building staff managing vendors to provide critical building services and maintaining facility budgets. Like all DREAM employees the Facilities Technician should demonstrate a strong commitment to the mission and values of DREAM and should have substantial expertise in all areas of responsibility. The Facilities Technician reports to the Senior Facilities Manager.
Responsibilities
Maintenance and Repairs
Manage the development and execution of facilities management and preventive maintenance plans;
Ensure appropriate expertise and resources are in place to meet requirements and respond to requests in a courteous timely and highly effective manner;
Manage the repair maintenance and continuous operation of all building systems including: fire/life safety mechanical (HVAC plumbing) electrical (lighting control equipment bulb replacement UPS light construction (painting doors locks) digital systems (fire alarm card access CCTV security access systems) elevator control Building Maintenance System (BMS) audio-visual systems etc.;
Perform documented daily rounds of all critical equipment (boilers HVAC fire-life-safety systems) and high-traffic areas escalating abnormalities immediately;
Complete maintenance and repair assignments (in accordance with all applicable codes and regulations) using various hand and power tools and/or measuring and testing equipment;
Performs basic plumbing carpentry painting plastering equipment servicing and minor electrical tasks;
Demonstrate familiarity with the operation preventive maintenance and safety procedures for all major facilities equipment.
Work independently to complete scheduled preventative maintenance and project assignments;
Construct install and relocate wall panels racks shelves and equipment working from blueprints and/or verbal instructions;
Inspect building envelope systems for defects. Performs minor repair work to roofs walls doors etc.;
Perform periodic maintenance checks and scheduling;
Operate and maintain in a safe and operational condition all tools and equipment necessary to carry out job functions and responsibilities.
Teamwork and Collaboration
Foster an atmosphere of teamwork among building staff school staff and contractors;
Meet weekly with the campus Director of Operations (DOO) to review open work orders upcoming projects and any operational risks;
Communicate proactively with principals and front-office staff about planned work that could affect instruction or after-school programs;
Represent the company to external vendors in a manner that maintains the integrity and enhances the reputation of the organization.
People Leadership and Workflow Organization
Coordinate shift coverage and foster a culture of safety professionalism and service among campus facilities staff;
Serve as the primary facilities point-of-contact for an assigned campus providing daily direction coaching and performance feedback to the porter and or associate(s) and any outsourced custodial crew;
Act as campus administrator for the computerized maintenance-management system (iOffice): assign tickets communicate status to requestors and ensure all non-custodial and custodial tickets are closed on time and to quality standards across all shifts;
Manage escort and supervise all vendor/contractors visits verify full-scope completion end-to-end by conducting pre- and post-work walkthroughs verifying that the full scope is completed on schedule and to DREAM standards documenting deficiencies and signing off before turnover to school staff;
Order inventory and maintain facilities inventory including critical parts equipment custodial supplies and PPE; place replenishment orders receive deliveries and distribute items to secure storage or point-of-use locations;
Ensure porters maintain building perimeter play yards and delivery areas free of litter debris and snow/ice; arrange vendor support when additional resources are needed.
Miscellaneous
Participate in network-wide on-call rotation; provide on-site support for after-hours building emergencies and document incident follow-up actions;
Use smart phones computers and or electronic equipment to fulfill job functions;
Recommend repairs and procedures that are beyond the scope of responsibilities skill or experience outlining the work needed and specifications required of an outside vendor/contractor to the Network Director of Facilities for approval;
Participate in interviewing onboarding and skills training for campus facilities personnel;
Perform other tasks as necessary or assigned.
Qualifications
High School Diploma or its equivalent required;
A minimum of one year of experience in facilities construction or maintenance required;
Demonstrated general knowledge experience and proficiency in several areas of maintenance (e.g. plumbing painting carpentry masonry/concrete/tile window glazing electrical mechanical HVAC and boiler systems roof repair plastering/spackling field/playground maintenance and furniture repair);
Strong written and verbal communications skills;
Strong time management skills;
Any current FDNY certificates of fitness HVAC or plumbing certifications a plus;
Excellent organizational and problem-solving skills;
Strong attention to detail;
Commitment to the mission and goals of DREAM;
Ability to commute between school sites via public transportation and/or Uber;
Exhibit a personality that demonstrates interpersonal skills to relate well with students staff administration parents and local community.
Working Expectations
Full-time with some evenings required and occasional weekend hours.
Eligible for overtime
Primary work location is 20 Bruckner Blvd. Bronx though some work may be required at times at DREAMs other locations in East Harlem and the South Bronx.

Compensation
DREAM offers a competitive salary commensurate with relevant experience with the potential for an annual performance-based increase. The incoming salary range for this position is $60000 to $70000 per year. New hires are typically brought into the organization at a salary closer to the start of the range depending on qualifications internal equity and the budgeted amount for the role. All staff are eligible for annual performance-based increases. Because we value staff tenure in each role we do not currently cap salary ranges.
