Role Overview

The Project Manager leads multi-disciplinary engineering design projects from pursuit through closeout. Youll serve as the primary client liaison build and direct internal/external teams and own scope schedule budget quality and riskwhile ensuring projects are set up correctly in our systems and executed to a high technical standard.

What Youll Do

Project Identification & Initiation

• Form the project team and complete initiation artifacts: Scope of Work WBS/PSBS Budget Storyboard Schedule.

• Coordinate with Finance & Accounting to set up contracts and projects in Deltek for billing/compliance.

• Lead the kickoff meeting; distribute the SOW deliverables schedule budgeted hours responsibilities and communication plan.

• Map scope to the right skill mix and staff resources; confirm assumptions constraints and acceptance criteria.

• Execute client agreements in alignment with Luxus Build policies.

Project Execution & Delivery

• Own technical schedule and cost performance across SD CD CA.

• Manage scope changes and change control; maintain living risk/issue logs and mitigation plans.

• Direct day-to-day work of the project team; ensure appropriate utilization and clear tasking.

• Maintain value-added client communicationstatus milestones decisions and action items.

• Keep the project status reporting system (e.g. PSR) current with progress variances and forecasts.

• Drive QA/QC per office guidelines; coordinate discipline checks and independent reviews.

• Optimize margin through accurate pricing VE strategies resource planning and cost controls.

• Conduct post-mortems/lessons learned on schedule budget quality and client satisfaction.

Client & Account Management

• Serve as trusted advisor and day-to-day point of contact.

• Meet regularly with clients to evaluate performance and uncover new opportunities/referrals.

• Identify growth opportunities based on the full Luxus Build services portfolio.

Business & Fiscal Management

• Monitor invoicing requirements; partner with Finance for timely billing and collections.

• Update the Project Status Report to align completion invoicing and AR targets.

• Ensure accurate job cost reporting; review and approve team timesheets for compliance.

• Maintain complete audit-ready project records (correspondence submittals drawings deliverables).

Leadership & Team Development

• Understand team strengths and development needs; assign work accordingly.

• Coach and evaluate staff; provide clear expectations feedback and growth pathways.

• Communicate changes promptly; ensure continuity and alignment across the team.

Qualifications (Required)

• Education: Bachelors degree in Engineering Construction Facilities or related field; or 10 years managing facility-related projects.

• Proven ability to manage multiple technical projects and meet deliverables in a fast-paced collaborative environment.

• Familiarity with cost/financial accounting standards methodologies and KPIs.

• Demonstrated skill in mapping staffing to SOW resource planning and schedule management.

• Excellent oral/written communication analytical thinking and problem-solving.

• Proficiency with Microsoft Project (or equivalent) Microsoft 365; strong organizational discipline.

Preferred Experience

• Active or eligible Top Secret clearance.

• PMP (PMI) certification.

• Cross-discipline exposure (MEP/structural/controls/energy).

• Working knowledge of FAR and government contracting.

• Proposal development cost modeling and budget creation for public sector work.

• Experience with Deltek project setup billing workflows and compliance.

Success Metrics (First 90 Days)

• 30 Days: Project(s) fully baselined in Deltek; kickoff complete; RACI and comms plan in place.

• 60 Days: On-track CPI/SPI; risks documented with mitigations; change log and QA/QC cadence established.

• 90 Days: Positive client feedback clean monthly PSR and margin forecast aligned with plan.
