About this role
Currently we are looking for a Leasing Manager (Associate Director) who can deliver portfolio leasing strategies and intiatives in the Northern China region.
As a Leasing Manager you will be responsible for a portfolio of large scale logistics and industrial projects in China
Key Responsibilities;
- Identify and negotiate new leasing opportunities or stabilised properties and speculative or pre-committed basis developments
- Establish a marketing plan for the portfolio and developments which includes a target market budget and justification for the recommended marketing strategy
- Successful implementation of the marketing strategy and co-ordination with relevant internal departments to assist with this process
- Develop and foster good working relationships with all local and international leasing agents within the region
- Well manage the national wide key account client maintain good and long term relationship with key accounts and maximise leasing opportunities within them
- Ensure a coordinated leasing approach for leasing of the portfolio using the regional customer base.
- Proactive management of all leasing activities within North China portfolio including lease restructures new leases and renewal where appropriate
- Communicate with agents and other parties on transactions outside the company portfolio with timely updates to the Property Services team on the transaction details including rental rates vacancies and incentives in the market
- Proactive approach to establishing new contacts and relationships with key stakeholders in the market
- Prepare and review leasing proposals and board papers for transactions requiring approval
- Update the Leasing Activities Report on the leasing status of negotiation with each customer and monitor all upcoming expires.
- Analyse and provide a recommendation for each leasing transaction in comparison with the budget valuation and current market
- Ensure agents are updated on any changes within the portfolio including vacancies fees and pricing
- Work with the internal Legal team on preparation of documents lease administration and lease approval
- Coordinate the handover of the pre-committed customers to the Property Services team when a development is completed
- Use initiative in maximising the income and value for the portfolio whilst considering the impact on the valuation and budget for each transaction
- Any other duties as required by your supervisor or the Company.
