Job Description
Tesoro Group is seeking an experienced Assistant Property Manager to join on of our clients their team at (3) of their properties in Bloomington MN (55425). The ideal candidate will have 2 years of experience in full-cycle leasing within Tax Credit/Section 42 communities (new leases and EIVs). This role is contract to hire (90 days before conversion).
This role will be working with (3) communities and 220 units combined tax credit/section 42.
Salary: $22-24/hour DOQ. This role is contract to hire (90 days before conversion - commissions will be available after conversion).
Schedule: Monday-Friday 9am-5pm.
Job Duties and Essential Functions:
Assistant Property Managers assists Property Manager in day-to-day operations. Functions include but arent limited to:
- Responsible for the inventory and ordering of necessary administrative supplies and equipment.
- Collecting and recording rent updating rent roll.
- Recording and completing work requests.
- Responsible for ensuring a professional appearance and manner for oneself at all times.
- Handle resident issues efficiently and effectively while maintaining standard of professionalism. Showing and leasing apartments.
- Responsible for the thorough knowledge of leasing techniques and sales methods as designated by the company.
- Responsible for thorough knowledge of property rental information.
- Responsible for maintaining a leasing closing ratio that meets requirements.
- Responsible for the efficient and timely reporting maintenance and submission of administrative forms files and reports.
- Responsible for cash receipting rent payments promptly and correctly making bank deposits reconciling account ledgers and sending out late rent letters.
- Assist the Property Manager in the design and implementation of resident retention programs.
- Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the property.
- Comply with all industry Fair Housing rules.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
Qualifications and Experience:
- At least 1 years experience in leasing full-cycle within Tax Credit experience (new leases and EIVs) properties is required.
- Social media and marketing experience is required.
- Attention to detail and organizational skills.
- Knowledge of government subsidy programs.
- Working knowledge of Microsoft Office Suite Outlook and Excel.
- Income restricted experience is highly preferred.
- Have a valid drivers license and reliable transportation as this role will be roving between properties.
- Be able to pass a Kari Koskinen background check before employment.
