Pre- Construction Coordinator



Job Overview

Red Cedar is looking for a skilled Pre-Construction Coordinator. The Pre-Construction Coordinator is responsible for supporting the successful launch of new residential projects by managing the critical steps between land acquisition and construction start. This role evaluates lot opportunities for feasibility coordinates permitting and utility requirements manages design selections and ensures accurate project documentation. Serving as a central point of communication the Pre-Construction Coordinator works closely with acquisitions municipalities utility providers vendors and internal teams to keep projects compliant organized and on schedule. The ideal candidate is detail-oriented highly organized and skilled at balancing multiple priorities in a fast-paced environment. Strong communication analytical thinking and problem-solving abilities are essential as this role directly impacts project timelines compliance with jurisdictional requirements and the smooth handoff to construction teams.



Essential Duties & Responsibilities:

  • Acquisitions & Lot Evaluation
  • Review incoming lot opportunities for build feasibility setbacks zoning and jurisdictional requirements
  • Evaluate what product types can be built on each lot based on local zoning and development regulations
  • Assist with high-level budgeting and feasibility analysis for proposed projects
  • Coordinate with the acquisitions team to ensure all intake information is complete and actionable
  • Pre-Construction Coordination
  • Lead preparation for weekly Start Calls (Wednesdays) ensuring start dates scopes and project details are accurate
  • Track and confirm permit and utility timelines to ensure projects stay on schedule
  • Manage the coordination and submission of all utility applications and building permit requests
  • Communicate with municipalities and service providers as needed to resolve permit or utility-related issues
  • Selections & Build Preparation
  • Confirm and document interior finish selections for new builds including cabinet flooring paint and fixture packages
  • Coordinate and confirm exterior elevation selections and architectural styles per community and site
  • Ensure selection data is communicated clearly to field and vendor teams in a timely manner
  • Documentation & SharePoint Management
  • Maintain accurate and up-to-date project files in SharePoint including permit documents plans and selections
  • Organize SC-specific documentation under appropriate folders within the companys document management system
  • Ensure all project-related files are labeled consistently and stored in compliance with company standards
  • Other duties as assigned.



Required Skills & Qualifications:

  • Exceptional attention to detail. Ensures accuracy in contract documentation compliance

and transaction processing.

  • Strong problem-solving skills. Skilled at identifying and addressing potential issues early to

keep transactions on track.

  • Excellent organizational and communication skills. Ability to manage multiple
  • Ability to monitor key metrics and recognize trends or red flags that may impact

closing timelines.

  • Bachelors degree in Construction Management Real Estate Development Architecture or related field (or equivalent relevant experience).
  • 2 years of experience in residential construction pre-construction acquisitions permitting or related role.
  • Strong knowledge of zoning regulations setbacks and municipal permitting processes.
  • Proficiency with project management tools and Microsoft Office Suite; experience with SharePoint preferred.
  • Strong organizational skills with the ability to manage multiple projects and deadlines.
  • Excellent written and verbal communication skills for coordination across teams and external stakeholders.
  • Detail-oriented with a focus on accuracy documentation and compliance.
  • Problem-solving mindset with the ability to troubleshoot permit utility or regulatory issues effectively.



Schedule:

  • Monday-Friday standard daytime hours; 8:30 am - 5 pm



Job Type:

  • Full-time position averaging 40 hours per week

  • 401k with a Safe Harbor match formula of 100% of employee contributions up to 3% of their compensation then 50% matching contribution of the next 2% of employees compensation

Ability to Commute/Relocate:

  • Charlotte NC: Ability to reliably commute or willingness to relocate before starting work (required).



Work Location:

  • Onsite 333 Wade Hampton South Carolina

Work Environment:

  • Office-based environment with a business casual dress code. Standard office equipment such as computers phones photocopiers and filing cabinets are used in this role.
