Job Description:
Aerojet-Rocketdyne an L3Harris Technologies Company is seeking a Senior Specialist Facilities for our Daytona Beach FL location. This role leads a facilities team (and contractors) supporting L3Harris customer missions. Responsible for space planning construction management maintenance and operations at the Daytona Beach site. Develops manages and tracks facility capital and operating expense budgets and establishes long-range strategic plans in support of business goals. Oversees the planning and implementation of space allocation furniture and equipment layouts communication services and networking requirements. Ensures facilities compliance with applicable building codes guidelines and regulations. Responsible for preventative routine and emergency repair and maintenance of all facilities and facilities support equipment. Responsible for maintaining and utilizing facility maintenance management and work order systems. Inspects facility and evaluates factors such as HVAC systems lighting conditions etc. Coordinates contractors and interfaces with external government agencies on facility matters. Jointly responsible for security health and safety standards within the facility.
Essential Functions:
- Supervises employees and/or outside contractors who construct maintain and repair utilities systems buildings and equipment via one or more of the following trades: electrical plumbing carpentry air-conditioning heating painting and/or general maintenance.
- Sets priorities performs forecasting and allocates the resources needed to complete all preventive and corrective maintenance tasks.
- Plans utilization of space and facilities for the Company consistent with requirements of organizational efficiency and available funds.
- Plans directs and manages all phases of equipment and machinery maintenance facilities modifications and building projects from establishing design concepts through implementation. Ensures project requirements are defined contract changes are negotiated operating budgets established and financial terms/conditions are identified.
- Acts as primary contact for facility equipment machinery maintenance project activities and leads project reviews for cost schedule and technical performance.
- Establishes milestones monitors adherence to master plans budgets and schedules. Identifies problems and develop solutions such as allocation of resources or changing project scope. May coordinate work for employees assigned to the project.
- Conducts property audits develops recommends and implements property administration policies. Provides guidance on company policy and government regulations pertaining to property accountability.
- Prepares periodic and special reports related to taxes rentals and leasing insurance facility usage etc.
Qualifications:
- A Bachelors Degree and minimum of 6 years of prior relevant Facilities experience; OR a Graduate Degree and a minimum of 4 years of prior related experience; OR in lieu of a degree a minimum of 10 years of prior related experience.
Preferred Additional Skills:
- 4 yearsmanaging on-site facilities staff supporting contractors and service providers.
- Comprehensive knowledge and skills within a specific technical or professional discipline and may have broad understanding of other areas within the job function.
- Mechanical equipment and HVAC control centers and variable frequency drives pneumatic/clean dry air compressors chillers boilers dehumidifiers etc.
- Electricalsystems including 480V switchgear and electrical distribution to major facility systems diesel generators and uninterruptible power supplies (UPS). Security systems including facility alarms and access controls. Elevators sewage and water distribution systems facility infrastructure including roofs and large doors (internal and external).
