SCOPE OF WORK:
This position is responsible for assisting in routine preventative and facility maintenance janitorial services sanitation and ensuring that the physical condition of interior and exterior buildings and grounds do not deteriorate.
ACCOUNTABILITIES:
- Develop and implement preventative maintenance programs to minimize downtime and ensure optimal equipment and building performance.
- Enforce safety regulations conduct safety inspections and promote safe work environments.
- Oversee the repair maintenance and replacement of equipment facilities and systems.
- Ensure quality assurance/quality control procedures are in place and functioning properly.
- Identify and resolve maintenance-related issues and recommend solutions to improve efficiency and reliability.
- Communicate with management other departments and vendors regarding maintenance needs and issues.
- Seek approval of purchases of equipment and supplies necessary for daily operations.
- Track and manage maintenance expenditures and contribute to the development of the maintenance budget.
- Maintain accurate records of maintenance activities equipment history and repair costs.
- Available for emergencies after regular working hours if possible. (This is not an on-call position)
- Sweep mop vacuum dust and clean restrooms common areas and high-traffic zones.
- Perform minor repairs (e.g. change light bulbs unclog toilets fix broken tiles etc.)
- Empty trash and recycling bins ensuring proper waste disposal.
- Restock cleaning supplies and maintain inventory levels.
- Wash exterior of buildings including windows.
- Plant and maintain flowers shrubs trees and other vegetation.
- Mow edge and fertilize lawns.
- Trim prune and remove dead or damaged trees and branches.
- Remove weeds litter and debris from outdoors areas.
- Operate and maintain various power tools and hand tools including lawn mowers trimmers and blowers.
- Maintain and repair irrigation systems.
- Pick up and deliver supplies office furniture equipment etc.
- Transport vehicles trailers and equipment as required due to acquisition or repair.
- Complete Facilities Work Order Tickets in a timely and efficient manner.
- Complete housing inspections as required or requested by the agencys Housing department.
- Assist in renovations new installations and other capital projects.
- Performs other duties including but not limited to fulfillment of work schedules adherence to attendance policies and other applicable operating rules policies and procedures.
SKILLS & ABILITIES:
- Ability to work independently as well as with others.
- Apply common sense understanding to carry out instructions furnished in written oral or diagram form.
- Ability to uphold company principles and practices to the highest degree and represent the agency in a professional manner.
- Ability to interpret the application of policies procedures and standards to specific situations.
- Knowledge of materials methods and common hand and power tools such as hammers hoists saws drills and wrenches. but not limited to:
- Ability to explain demonstrate and clarify to others the understanding of the well-established principles practices policies and procedures
- Ability to analyze organize and complete the work requested on the Facilities osTicket Support System.
- Ability to systematically complete a housing inspection utilizing a housing inspection checklist.
- Ability to perform janitorial duties safely and efficiently.

- While performing the duties of this job the employee occasionally works near moving mechanical parts on in outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions fumes toxic or caustic chemicals.
The noise level in the work environment could be moderate to loud.
