Position Summary: The Vacation Properties Manager is responsible for all day-to-day operations relating to CHN Housing Partners vacant properties including but not limited to:
  1. Board up and management of the security of all vacant units.
  2. Moving in of all new residents in single-family units.
  3. Completion of make ready tasks in all CHN vacant properties (including multi-family units).
  4. Delivery of appliances and removal of old (to include HWTs etc.).
  5. Site management of townhomes to include debris pick up and removal.
  6. Management of contractors work.
  7. Verifying use of all inventory/quality control.
  8. Completion of all administrative responsibilities.

The rate of pay for this position is $62000 - $65000/yr. commensurate with experience
Essential Duties and Responsibilities:
  • Management of Board Up/Security:
    • Working with property management on the scheduling of set-outs and skip-moves to ensure house secured within 24 hrs. of going vacant.
    • Have portable alarms set and activated in units within 48hrs.
    • Having unit MMR/ Winterized within 48hrs of being boarded to ensure PM/sales can show and protect from freezing pipes.
    • Have utilities transferred within 48hrs of vacancy.
    • Have unit cleared of bugs within 72hrs of vacancy
    • Monitor properties by performing daily visits to ensure no tampering of units.
  • Moving in of all new residents in single family units:
    • Ensure the unit is completed clean and free of all board up materials
    • Complete walkthrough with new residents and hand over keys.
    • Remove and deactivate alarms from unit within 48hrs.
  • Complete of make readies (single family):
  • Determine scope of work to complete unit turns
  • Determine schedule of work to ensure 3045-day turnaround timeframe
  • Ensure crew has all materials as needed when needed
  • Schedule any flooring needed to ensure installation is completed prior to final cleaning
  • Schedule final cleaning crew prior to walkthrough
  • Walk unit with PM to ensure the unit is move-in ready
  • Completion of make readies (multi-family):
  • Walk unit with PM to determine scope of work.
  • Schedule work to ensure 10-day unit turn around
  • Ensure the crew has all inventory needed when needed.
  • Administrative:
    • Work with Inventory manager to develop min/max amounts of inventory needs.
    • Assist in ensuring all work orders are closed out and logged properly with inventory manager.
    • Assist in ensuring all tools are properly logged out and returned working properly
    • Management and oversight of assigned staff ensure all payroll/evaluations duties are met
  • Other duties as assigned
Education and/or Work Experience Requirements:
Required:
Education:
  • High School Diploma or equivalent
Experience:
  • 5 years of general maintenance or construction experience
Skills:
  • Great managerial skills
  • Ability to work under high pressure deadline-oriented conditions
  • Ability to manage multiple crews daily
  • Some computer skills (MS Office)
Other:
  • Valid Drivers License reliable transportation and automobile insurance
  • Daily travel required throughout the City of Cleveland
Working Conditions and/or Physical Requirements:
  • Ability to perform essential job functions consistent with ADA FMLA and other standards.
  • Regular and punctual attendance consistent with ADA FMLA and other standards.
