Job Description

Superintendent Townhomes

Seattle WA

Work for a leading real estate developer with over 45 years of experience building thoughtfully designed urban communities including townhomes apartments and residential high-rises. Throughout the development process this organization focuses on quality integrity and neighborhood integration. They are looking for a Superintendent to oversee multiple townhome projects in the Greater Seattle Area.

Superintendent Responsibilities:

  • Oversee daily townhome construction activities across project sites.
  • Lead mentor and coordinate staff and trade partners to achieve project goals.
  • Manage subcontractors ensuring work meets schedule budget and quality standards.
  • Enforce compliance with approved plans codes and safety regulations.
  • Maintain a safe and organized job site in line with OSHA and company policies.
  • Coordinate inspections and approvals with local officials and utility providers.
  • Conduct regular quality checks address deficiencies and prepare punch lists.
  • Ensure successful project close-out documentation and homeowner satisfaction.

Superintendent Qualifications:

  • At least 2 years of residential construction experience with a preference for a focus on townhome projects spec building or production homebuilding or related experience.
  • Strong understanding of construction processes codes OSHA requirements and quality assurance.
  • Proven ability to schedule budget and manage subcontractors effectively.
  • Excellent communication skills and experience preparing reports budgets and schedules.
  • Proficiency with Microsoft Office Suite Microsoft Project and Bluebeam Revu.
  • Team-oriented adaptable and effective in a fast-paced environment.
  • Valid drivers license and ability to travel to project sites daily.
