QUALIFICATIONS
Ideal candidates have:
- HS diploma or equivalent
- Vocational or trades training preferred
- At least 2 years experience in general maintenance building operations or similar hands-on work
- Interest in working in educational settings and engaging with students
- Ability to work as part of a team and follow through on individual responsibilities
- Ability to lift up to 50 pounds and work safely on ladders and in various physical activities
- Experience in HVAC plumbing electrical custodial carpentry pest/animal control roofing and/or grounds maintenance.
- Experience working in schools nonprofits human service organizations
- Ability to lead learn and work within diverse teams
- Ability to seek and incorporate clear and direct feedback from others
- Ability to provide authentic clear and direct feedback to others
- Bilingual or multilingual is a plus
Role Overview:
The Facilities Manager supports the safe functional and welcoming operation of the collaboratives facilities including one standalone school building (built 1929) two business condominiums (built 1989) and three leased classrooms in nearby public schools (built in the 2000s). This hands-on role is responsible for performing routine building repairs coordinating with outsourced custodial and other services and assisting with facilities projects and long-term planning.
In alignment with AVCs educational mission this position also engages with students to help teach basic facilities and maintenance skills promoting real-world learning in a supportive and inclusive environment.
Job-specific Details:
- AVCs 100 employees work in 6 sites - 3 managed by AVC; 3 located in public schools.
- AVC is at the midpoint of a 25-year lease for a stand-alone school built in 1929 with many major repair projects in process or in need - roof replacement gym floor replacement stair tread replacement masonry etc. The building is owned by the City of Marlborough but AVC is responsible for maintenance and repairs.
- AVC owns two 10000 SF business condominiums built in 1989 that house AVCs central office family wraparound program and transition program for 18-22 year old students both of which are due for HVAC replacement.
- AVC seeks to acquire a new facility in FY2027 to open a new school for elementary students
- AVC currently outsources all cleaning custodial landscaping snow removal and HVAC services with external vendors
Key Responsibilities
- Perform day-to-day facilities tasks such as minor repairs basic carpentry patching painting light plumbing or trouble shooting building systems responding to spills/ hazards
- Coordinate with external custodial landscaping pest control and other vendors to ensure optimal learning and working environments
- Assist with snow removal grounds upkeep and seasonal building needs
- Monitor physical conditions of all AVC locations; report concerns to supervisor and program directors
- Oversee daily building operations including HVAC lighting electrical plumbing security and safety systems.
- Collaborate with teams and local police and fire departments to develop document implement and sustain emergency response procedures.
- Collaborate with staff to support student participation in basic repair or facilities projects where appropriate.
- Manage vendor relationships service contracts and procurement of equipment and supplies.
- Conduct regular inspections to ensure compliance with all codes regulations and health and safety standards.
- Plan and manage facility-related projects including renovations relocations and capital improvements.
- Collaborate on the development and management of of facilities budgets
- Conduct and train others to conduct/record routine inspections throughout AVC buildings/vehicles and to implement and sustain preventative maintenance schedules
- Ensure security and alarm systems are installed and adequate to protect AVCs students staff and resources.
- Ensure AVC facilities are ADA compliant and meet health safety and statutory requirements
- Partner with colleagues on managing rental of facilities
WORK YEAR:12 months; 215 day work year; 8 hours per day
Working Conditions:
- Work is primarily on-site and includes physical activity such as lifting climbing ladders and occasional emergency response.
- May require availability outside standard hours for urgent matters or special events (i.e. alarms weather events facilities rentals etc)
