Job Description

Role Title: Commercial Director


Role Summary

Were hiring a hands-on commercially sharp Commercial Director to lead all revenue-generating functions across our business development and account management teams. The Commercial Director will own the full client lifecycle - from first pitch to multi-year client growth - across both enterprise BTR operators and the long tail of private/SME landlords. Youll manage a small team across new business and account management but must also be in the detail: joining high-stakes meetings negotiating deals shaping commercial strategy and leading from the front.

Youll be accountable for performance across new revenue retention expansion and margin and will work closely with the SLT on go-to-market execution pricing and growth initiatives. This is a senior but execution-heavy leadership role suited to a dealmaker and team builder with the gravitas to work with institutional clients and the urgency to operate in a fast-moving startup environment.

Key Responsibilities

  • Commercial Strategy & Leadership
    • Own the commercial strategy across acquisition retention and expansion

    • Align all GTM activity to business targets margin expectations and client value

    • Define team structure processes and account tiering models for scale

    • Shape commercial input into board and investor reporting

  • Sales Execution (BDM Function)
    • Personally lead or support all high-value strategic BTR new business pitches

    • Coach and develop the BDM to consistently deliver qualified pipeline and close deals

    • Own messaging and positioning for different segments and buyer personas

    • Build repeatable playbooks for outbound sales and conversion

    • Lead strategic partnership discussions and coordinate with internal teams for implementation

    • Own all key commercial negotiations with prospective clients and partners


  • Account Management (Enterprise Private & SME)
    • Oversee the full AM function across institutional BTR clients and private/SME landlords

    • Drive retention NPS and revenue expansion within existing accounts

    • Implement and attend structured QBRs account reviews and renewal negotiations

    • Escalation point for strategic or at-risk accounts

    • Maintain oversight of onboarding processes to ensure high-quality client experience and service alignment

    • Own negotiation of SLAs and other legal or commercial terms in collaboration with legal counsel where required


  • GTM & Commercial Enablement
    • Own the go-to-market process for all new products/services

    • Define commercial input: pricing ICP messaging value props

    • Lead internal enablement for BD/AM teams

    • Coordinate with Marketing and Product for rollouts

    • Pilot launches with clients and iterate before full scale

    • Act as a commercial thought leader: represent the company at events and develop and share insights via LinkedIn or other relevant platforms

    • Own strategic input and positioning in webinars and conference settings

    • Act as lead problem-solver and representative of our commercial proposition

  • People Leadership & Culture
    • Build and maintain a high-performance client-obsessed commercial culture

    • Set clear expectations for preparation ownership and follow-through

    • Lead hiring onboarding and progression across all commercial roles

    • Be the most hands-on and commercially excellent person in the room - always


Performance Metrics

  • Revenue (new and existing)

  • Client retention and churn

  • Gross margin on delivery

  • People retention and engagement




Requirements

Experience:

  • 8 years in B2B commercial roles ideally including:
    • Complex service-led sales

    • Enterprise and SME account management

    • Player-coach leadership of commercial teams

  • Strong experience with:
    • Proptech real estate services or B2B marketplaces

    • Leading commercial execution in a startup/growth-stage environment

    • 300k ACV deals with institutional clients


Skills

  • Commercially sharp: pricing margin negotiation value comms

  • Gravitas: comfortable with senior decision-makers and investor-level stakeholders

  • Highly analytical: fluent in unit economics revenue reporting forecasting

  • Operates at pace: fast decisive and hands-on

  • Systems confident: CRM (Salesforce) data/AI tooling dashboards

  • GTM capable: able to define test and execute commercial rollout plans
