About the Role

The role of the Maintenance Coordinator supports the Operations Manager to in the delivery of reactive and scheduled maintenance.

  • Assist with design and investigation of improvements to the facilities and its equipment and services across all sites (Fitzroy Campus St Georges Campus & associated facilities)
  • Reports to the Operations Manager (Engineering and Infrastructure) for the provision of engineering services to all SVHM campuses
  • Coordinate labor / contractors materials and services for reactive and scheduled maintenance on plant equipment buildings and fixtures
  • Interrogate the Work / Asset management system ensuring work completion and up to date details recorded
  • Interrogate Building management system ensuring plant and building environments are performing correctly.
  • Monitor Plant and Buildings from an energy and sustainability lens and assist with Energy and sustainability planning
  • Participate in an roster system to provide a 24 hour / 7 days After Hours Emergency Support Service to support the After Hours Nursing Co-coordinator.


The classification for this position will be OB35 plus an additional over award (total base salary $95052 per annum) plus super salary packaging and additional allowances as applicable

A Bit About You

Must Have

  • You will have as a minimum trade qualifications or adequate experience in maintenance and possess a sound understanding of the various service aspects of Multi-story buildings particularly within health care facilities.
  • Electrical Trades must possess a Victorian Electricians license recognized by the Office of the Chief Electrical Inspector. Mechanical / Plumbing Trades / Building trades shall in addition to their Trade Qualifications possess or be prepared to obtain a Disconnect/ Reconnect workers license recognized by the Office of the Chief Electrical Inspector. Building trades should be able to demonstrate skills and knowledge of other trade disciplines.
  • Familiarity with Engineering functions / terminology / duties.
  • Understanding OHS regulations and safe working practices.
  • A valid Nationally Coordinated Criminal History Check (NCCHC)

Engineering also manages main utilities and essential services and ensures compliance with the Building Commission and Building Regulations.

POSITION PURPOSE

The role of the Maintenance Coordinator is to provide coordination in the delivery of service particularly in the area of engineering support and the design and investigation of improvements to the facilities and its equipment across all sites (Fitzroy Campus St Georges Campus and associated facilities and Caritas Christi). It is envisaged that when necessary the Maintenance Coordinator would also assist other coordinators.

Areas of responsibility include the coordination of labour and resources for both contractors and staff and to effectively respond to all maintenance issues at all St Vincents Health facilities. This involves ensuring that all engineering maintenance works comply with SVHM policies statutory requirements and codes of practice and in keeping with industry best practice. This includes the participation in a roster system to provide a 24 hour/ 7 days After Hours Emergency Support Service to support the After Hours Nursing Co-coordinator.

POSITION DUTIES

Human Resource Management/Coordination

  • To be responsible to the Operations Manager of Engineering and Infrastructure for the provision of engineering services to all SVHM campuses.
  • To coordinate labour/contractors materials and services for breakdown and planned maintenance on plant equipment buildings and fixtures.
  • Brief and advise contractors/consultants of existing conditions and assist in the investigation and recommendation for modifications and improvements of plant and equipment.
  • Coordinate and facilitate isolations of fire detection/suppression equipment or energy/engineering service as requested by contractors or staff to enable safe working conditions.
  • Provide labour or contractors to assist the Preventative Maintenance Coordinator with the testing of Emergency generators emergency equipment and statutory compliance as per Australian Standards BCA etc.
  • Communicate delays to the responsible officer and/or staff member who requested the action and where necessary request a Broadcast describing work or delays to the wider hospital community.

Maintenance

  • To plan schedule and inspect all works necessary to effectively coordinate the maintenance program and liaise with consultants contractors and the hospital community to ensure the works are done to the required standard and with the least interruption.
  • Ensure materials and services are available for the prompt completion of work including quotation ordering and purchasing in line with SVH delegation and purchasing policies.
  • Communicate effectively by written and verbal communications and provide detailed reports as required.
  • Review procedures and technical expertise so that the output of the department is in line with best practices and current legislation.
  • Be prepared to cover After-hours including weekends and public holidays and be able to attend one of the SVH campuses during emergencies and direct staff or contractors to carry out emergency works or scheduled out of hours construction or repairs.
  • Ensure regular maintenance inspections are carried out and where necessary report any defects and recommend corrective action or improvement works. Gain approval from the responsible SVH officer and then coordinate the repairs or modifications that are required.
  • Coordinate the day-to-day operation testing checking adjusting repairs and maintenance of Plant & Equipment including electrical heating cooling ventilation plumbing steam medical gases fire detection and extinguishing equipment to ensure all Plant and Equipment is operating in optimum condition.
  • Assist with ensuring the Building Engineering Information System (BEIMS) database is maintained with up to date information of assets and their relevant maintenance histories. Periodically check the accuracy of information contained within the database and make necessary corrections after discussing with the relevant staff. Monitor the status of work and follow up to ensure completion.
  • Carry out and/or assist with minor alterations modifications and equipment installations as they may be required including receiving quotations form contractors and suppliers and obtaining approval for such projects from the responsible officer.
  • Assist the wider hospital community in the maintenance queries and advise as required for project or refer inquiries to the responsible officer in accordance with hospital policies

Quality Assurance

  • Coordinate quality control and supervision of work done by contractors involved in repairs maintenance testing and installation.
  • Ensure data within the Building Engineering Information Management System (BEIMS) is correct and factual.
  • Ensure SVH performance benchmarks are met with regard to average completion time spent per work order and turnaround time based on priority as applicable.
  • Assist with maintaining drawing and catalogue manuals including recommending alterations to existing technical data.
  • Participate in regular meetings with the Engineering Operations Manager and the Engineering team.
  • Participate in Quality Assurance Programs and implement change.
  • Maintain good standards of housekeeping within the workshop and in other work areas. Ensure all plant areas are kept clean and tidy.

Purchasing

  • Ensure materials are available for the prompt completion of work including quotation ordering and purchasing in line with SVH Delegation and Purchasing policies.
  • Request the Issue of Purchase Orders for items within the delegated authority.
  • Review invoices for accuracy and fairness.

OH&S

  • Coordinate the activities of staff and contractors to ensure compliance with OHS policies.
  • Ensure documented risk assessments and safe working procedures are in place for all activities performed and all work is performed in accordance with the OHS legislation.
  • Be responsible in maintaining good standards of housekeeping within the workshop and in other work areas. Ensure all plant areas are kept clean and tidy.

Emergency Service

  • Participate in the roster for After-hours Weekends and Public Holidays (24/7 on call service) and be available to attend the Hospital during emergencies and direct staff or contractors to carry out emergency corrective action.
  • Work a reasonable amount of overtime when required

SELECTION CRITERIA

ESSENTIAL REGISTRATION LICENSE OR QUALIFICATION REQUIREMENTS

  • Trade qualifications or adequate experience in maintenance and must possess a sound understanding of the various service aspects of multi-story buildings and/or health care facilities.
  • Electrical Trades will have a Victorian Electricians licence recognized by the Office of the Chief Electrical Inspector.
  • Mechanical/Plumbing/Building trades shall in addition to their Trade Qualifications possess or be prepared to obtain a Disconnect/ Reconnect workers licence recognized by the Office of the Chief Electrical Inspector. OTHER ESSENTIAL REQUIREMENTS

  • Ability to work independently and carry out multi-skilled work.
  • Ability to work in a team environment and have excellent interpersonal and communication skills.
  • Sound negotiation and conflict resolution skills.
  • Strong practical problem solving skills.
  • High level of computer skills to enable management and interrogation of the Building Management system Computerized Maintenance Management System Fire Panels and Fire Management System as well as Microsoft office and outlook.
  • Demonstrated ability to manage multiple tasks in a busy environment
