The Maintenance Technician is responsible for ensuring areas inside as well as outside Neuvant House of Lawrence are in good repair and well groomed.
The Maintenance Technician will fulfill the mission and principles of the community and ensure the highest quality of services to a resident experiencingmemory loss. At Neuvant House of Lawrence the Maintenance Technician is committed to treating each resident with dignity and respect being aware of the residents likes and dislikes preferred routines and activities and keeping in mind that each resident has a lifetime worth of experiences and interests. The Maintenance Technician will interact with each resident in a manner that brings relief comfort dignity and joy and that includes the resident in daily decisions whenever possible understanding the residents unique needs and preferences.

Qualifications:

Minimum: A high school diploma or equivalent. Ability to work flexible hours including: evenings holidays and weekends. This is a part-time position and hours of work will be determined as maintenance services are required and agreed to.
Relate to residents and staff in a courteous and diplomatic manner under all circumstances. Be a self-starter have good judgment and leadership skills. Possess excellent organization and time management skills. Possess a valid drivers license a good driving record and reliable transportation. Have an understanding and the ability to perform in all service positions at the community as appropriate. Have excellent oral and written communication skills. Possess a full range of motion physical strength and ability. Be at least eighteen years of age. Comply with the tobacco-free policy of Neuvant House of Lawrence. Be able to pass state background check requirements.
Preferred: Three years experience in maintenance preferably in the assisted living or memory care industry. Certifications and demonstrated competence in HVAC and general repair desired.

Areas of Responsibility: The Maintenance Technician provides general maintenance and repair according to Neuvant House of Lawrence policies and procedures. The Maintenance Technician functions as part of the disciplinary team of Neuvant House of Lawrence. As a member of the team the Maintenance Technician may be required to work in other service positions as appropriate. .
Job Duties:
General Maintenance:
1. Ensure Neuvant House of Lawrence is equipped and maintained to protect the health and safety of residents personnel and the public.
2. Ensure that all construction renovation remodeling and changes in building use shall comply with building and fire codes.
3. Comply with Title III of the Americans with disabilities act 42 U.S>C> 12181 effective as of January 26 1992.
4. Comply with the Food Service Sanitation Manual health education and welfare (HEW) publication no. FDS 78-2081 as in effect on July 11981
5. Maintain in good repair common use areas and entrance or exit ways.
6. Monitor each exterior entry and exit for security purposes along with outdoor recreation areas artificial light requirements and properly store waste by assuring the lids are tightly fitted.
7. Dispose waste by incineration mechanical destruction removal or a combination of these.
8. Secure all supplies and equipment.
9. Clean ceilings in the dietary areas food preparation and food storage area. by dustless methods such as vacuum cleaning or wet cleaning.
10. Ensure that the sewer lines are not exposed or unprotected also ensure that the wall bases are washed and that the immediate area of pluming fixtures shall be cleanable by dustless methods such as vacuum cleaning or wet cleaning.
11. Maintain all heating air conditioning and ventilating systems pluming and piping systems along with the electrical systems.
12. Comply with Constructions; General requirements;Support Service AreasDetails and Finishes.
All construction:
1. Fix and repair items as requested on maintenance repair form.
2. Complete monthly maintenance report.
Inspection of weekly items that may include but are not limited to:
1. Monitor lawn maintenance.
2. Shovel walks in winter as needed apply salt when needed.
3. Water flowers and plants as needed.
Inspection of monthly items that may include but are not limited to:
1. Inspection of furnace filters emergency lighting and fire extinguishers.
2. Check water temperatures
3. Clean and maintain refrigerator front compressor portion vacuum cleaners kitchen mop boards and assist housekeeping staff with moving furniture.
4. Flush air conditioner coils add antifreeze
Inspection of quarterly items that include but are not limited to:
1. Test sprinkler system.
2. Clean back of refrigerator light fixtures also behind washers and dryers.
3. Change and clean air conditioner coils and filters.
Emergency Preparedness:
1. Respond to and act appropriately in emergency situations.
2. Take residents who require assistance in an emergency or disaster to a secure location.
3. Attend orientation and other in-service programs and participate in reviews regarding the emergency management plan.
4. Assist with the education of each resident regarding emergency procedures
5. Participate in the required emergency drills.
Infection Control:
1. Use universal precautions to prevent the spread of blood-borne pathogens.
2. Use techniques to ensure hand hygiene meets professional health care standards.
3. Follow techniques to ensure laundering and handling of soiled and clean linens meet professional health care standards.
4. Follow facility policy if there is an incident of a communicable disease or any infected skin lesions.
5. Comply with orientation and in-service education on the control of infections.
6. Follow the agency guidelines on tuberculosis testing related precautions and treatments.
Maintenance/Physical Plant:
1. Assist with the general cleanliness livability upkeep and comfort of the community and grounds.
2. Make efforts to ensure a safe and sanitary environment .
Responsibilities:
1. Plan and complete duties with minimal direction from supervisor ensure that assigned tasks are completed and responsibilities are fulfilled and as
appropriate provide supports and services to residents whose behavioral and/or medical needs present significant health and safety risks.
2. Provide supports and services that promote healthy living and lifestyles for residents residing at Neuvant House of Lawrence and that promote independence individuality autonomy dignity choice privacy and a home environment.
3. Work collaboratively with peers and other team members.
4. Use tactful diplomatic communication techniques in potentially sensitive or emotionally charged situations.
5. Act as an ambassador and public relations representative to guests and other off-campus visitors.
6. Display a courteous and helpful manner and maintain highly effective receptive and expressive communication with residents families visitors and fellow employees.
7. Protect the confidentiality and rights of all residents and ensure resident self-direction and participation in decisions.
8. Be prudent stewards of Neuvant House property and resources.
9. Promote Neuvant House of Lawrence as a leader in personal memory care and demonstrate an appreciation of the heritage values and wisdom of the residents receiving services and an understanding of the aging process and the disease progression of Dementia Alzheimers Disease and related disorders.
10. Attend and participate in staff meetings in-services projects or committees as requested.

Working Conditions
The Neuvant House of Lawrence maintains a safe work environment through training and continuous improvement. The Maintenance Technician is expected to act professionally and objectively at all times. The Maintenance Technician is required by state law to report suspected abuse neglect or exploitation of a resident. The Maintenance Technician is trained and aware of possible physical exposures such as chemical/cleaning solutions body fluids infection odor and behaviors and must be able to move intermittently throughout the workday both inside and outside of the facility. The Maintenance Technician must be in good general health and demonstrate emotional stability in order to cope with mental and emotional stress of the position. Neuvant House of Lawrence is tobacco-free.
Physical Demands
The Maintenance Technician must be able to lift 40 pounds walk 4 miles daily and be able to lift carry stand bend squat crawl reach push pull twist and kneel using good body mechanics for sustained periods of time. In addition the Maintenance Technician must be able to use all types of cleaning equipment including a step ladder/stool. The Maintenance Technician must possess sight/hearing senses or use prosthetics that will
enable these senses to function adequately so that the requirements of this position can be fully met.
