About the Role

Youll be the first dedicated 1031 relationship leadowning the investor journey from initial inquiry to repeat reinvestment. Your playbook will become the template for every inside wholesaler we hire next year. As the 1031 relationship lead you will aggressively engage and qualify inbound prospects through various channels diagnose 1031/DST suitability and expertly guide investors through complex tax concepts and Bonaventure offerings in plain English. You will dominate the subscription process ensuring seamless coordination of documents PPM execution QI wiring and compliance checks. Post-close you will own the relationship providing distribution updates K-1 delivery and reinvestment planning. You will maintain a pristine pipeline by logging every interaction and generating impactful reports for leadership. Additionally you will continuously refine discovery scripts objection-handling matrices and SOPs for scalability driving innovation and setting the standard for sales excellence.

Key Responsibilities

  • Engage & qualify inbound prospects (phone email web webinars) and diagnose 1031/DST suitability.
  • Guide investors through identification rules DST structures and Bonaventure offeringstranslating complex tax concepts into plain English.
  • Close subscriptions: coordinate documents PPM execution QI wiring and compliance checks.
  • Own the relationship postclosedistribution updates K1 delivery reinvestment planning.
  • Keep the pipeline clean: log every touch in HubSpot & JuniperSquare trigger drip sequences and generate weekly reports for leadership.
  • Iterate the playbook: refine discovery scripts objectionhandling matrix and SOPs for scale.

Qualifications

  • Licenses: FINRASeries7 &63 (or 22/63) in good standing.
  • Experience: 510yrs raising capital for DSTs 1031TICs or other realestate securities; personal track record of $30MM/yr closed.
  • Technical: CRM poweruser (HubSpot and Dynamics preferred) comfortable with investor portals (JuniperSquare) Excel and virtual meeting tools.
  • Competencies: consultative selling high EQ taxsmart storytelling detail obsession compliance mindset.
  • Education: Bachelors in Finance Real Estate or related; CAIA CFP CPA a plus.
  • Experience working at a sponsor with a 1031 platform
  • Personality profile: Curious sharp industrious problem solver who genuinely cares

Compensation & Benefits

  • Compensation: Starting at $120000 annually with flexibility based on the experience and expertise you bring to the role.
  • Variable compensation escalates with volume;
  • Upside:performance kicker at $75MM; equity participation as desk scales
