The Construction Manager will be responsible for managing and oversee all work sites for new construction and remodel projects while providing guidance and direction to general contractors subcontractors and vendors ensuring timelines budgets and quality standards are consistently met. The position will be responsible for managing training onboarding and developing new team members and vendors. The Construction Manager will be responsible for creating and maintaining professional relationships with their construction site team. This is a hands-on leadership role that requires humility teamwork and accountability.

ESSENTIAL DUTIES FUNCTIONS AND RESPONSIBILITIES
- Manage and oversee work sites for new construction and remodel projects.
- Develop process and strategy ensuring successful project management and streamlined asset lifecycle.
- Proactively identify mitigate and track recurring construction issues.
- Oversee construction process via regular trips to sites during construction including bid walks pre-construction walks site visits and construction closeout.
- Effectively and accurately communicate construction goals and timelines to ensure successful cross-functional handoffs along with transparency of goal progress.
- Manage and approve billing from contractors and vendors.
- Coordinating site activities and assuring that all disciplines directly involved in the project are in phase with the project goals and objectives.
- Oversee and provide direction to general contractors subcontractors vendors and employees ensuring quality standards are met.
- Continuously improve processes to maximize efficiency and increase department production by creating processes and SOPs.
- Responsible for management training and development of team members.
- Successful onboarding of new vendors ensuring assimilation to SBD standards and expectations.
- Foster deep relationships with acquisitions and disposition teams to educate and assist in accurate purchase and sale of assets.
- Track and report daily weekly and monthly KPIs for the company scorecard.
- Exhibit exemplary attendance and punctuality.
- Comply with company policies and procedures.
- Perform other duties as assigned.
EDUCATION & RELATED EXPERIENCE
- A high school diploma or equivalent GED is required.
- A bachelors degree in architecture civil engineering construction management or a related field is preferred.
- (5) to (7) seven years of construction experience.
- Completion of education or accreditation to be the Qualifying Individual for contractors licensure in Missouri and Kansas.
- A valid state-issued drivers license and reliable transportation is required.
KNOWLEDGE SKILLS AND ABILITIES
- Exceptional project management skills such as time management project budgeting resource management and project scheduling.
- Advanced understanding and application of the EOS process.
- Proficient knowledge of Salesforce.
- Use relevant information and individual judgment to determine whether events or processes comply with laws regulations or standards.
- Identify procedural improvements make suggestions and assist in implementing said changes.
- Use logic and reasoning to identify the strengths and weaknesses of alternative solutions conclusions or approaches to problems.
- Ability to work and perform in a fast-paced growing environment with little supervision.
- Ability to relate to all types of people and levels in and outside the organization.

SUPERVISORY RESPONSIBILITIES AND INTERACTIONS WITH OTHERS
This position will oversee all personnel on a construction project. The role will also be expected to interact daily with coworkers management and external individuals.
