With a high-end portfolio of 70 luxury apartment communitiesspanning Pasadena Glendale Hollywood and the Westside this is a pivotal leadership role focused on modernization reporting and operational excellence.
Position Overview
The Senior Maintenance Manager will lead day-to-day maintenance operations across the portfolio support and guide the existing team and implement tech-forward systems to ensure timely and professional service across all sites. This role requires strong building systems knowledge polished leadership and the ability to work within a seasoned yet evolving environment.
Key Responsibilities
- Direct and oversee maintenance operations across a portfolio of 70 multi-family properties
- Ensure urgent maintenance requests are triaged and resolved quickly to meet tenant expectations and compliance standards
- Lead and support an internal team that includes a Maintenance Supervisor senior technicians and administrative staff
- Transition all reporting and documentation from manual processes to digital platforms (Yardi and Excel)
- Analyze data generate reports and identify trends in maintenance requests vendor utilization and recurring issues
- Conduct routine property inspections and enforce high standards across HVAC plumbing and general building systems
- Maintain and negotiate vendor relationships to ensure timely cost-effective service
- Reinforce consistency and professionalism across all maintenance-related functions
- Travel between sites as needed; mileage reimbursement provided
Requirements
- 8 years of hands-on maintenance experience in multi-family luxury residential or commercial real estate settings
- Deep understanding of building systems including HVAC plumbing and general repairs
- Strong proficiency inYardiandExcelmust be capable of creating and managing digital reports
- Prior leadership experience with internal maintenance or facilities teams
- High emotional intelligence able to work with and earn trust from long-standing team members
- Strong urgency follow-through and time management skills
- Valid drivers license and reliable transportation
Schedule
- Monday to Friday 9:00 AM 6:00 PM
- Mileage reimbursed for property travel across Greater Los Angeles
Compensation
- Base Salary: $72000 $82000
