Job Description

About the Role

Our client is seeking a seasoned Senior Project Manager to lead the construction of ultra-luxury custom homes in Santa Monica and greater West Los Angeles. These are ground-up estates ranging from $30M to $100M often with complex architecture deep basements premium finishes and discerning clientele.

As the lead on-site executive you ll manage every detail from preconstruction through final handoff acting as both a client liaison and team captain for architects consultants and subcontractors.

This is an opportunity to join a prestigious builder known for delivering architecturally significant homes at the highest level of craftsmanship and discretion.


Key Responsibilities

  • Lead the full lifecycle of ground-up luxury residential projects including budgeting permitting scheduling and execution

  • Serve as the primary point of contact for owners architects interior designers and consultants

  • Manage and mentor on-site teams including Superintendents APMs and field engineers

  • Oversee subcontractor bidding buyout and contract execution with a focus on quality and accountability

  • Drive schedule and cost control ensuring transparency and accuracy in all reporting

  • Coordinate complex scopes such as basement construction AV/smart home systems high-end millwork and bespoke finishes

  • Ensure compliance with local building codes Coastal Commission requirements and neighborhood-specific design boards

  • Facilitate weekly OAC meetings and track action items through Procore or similar project management platforms

  • Manage punch lists client walkthroughs and closeout documentation with white-glove attention to detail



Requirements

Required Qualifications

  • 10 years of residential construction experience with at least 5 years managing high-end custom homes over $10M

  • Proven success managing architect-driven homes with complex detailing and demanding clients

  • Strong knowledge of high-performance building systems custom cabinetry stone packages pool/spa integration and hardscaping

  • Experience with Procore Bluebeam and Microsoft Project

  • Clear confident communication style and deep client-service mindset

  • Strong financial acumen; able to track cost events interpret contracts and manage budgets with precision

  • Bachelor s degree in Construction Management Engineering Architecture or similar preferred

  • Must be local to the Los Angeles area or willing to relocate


Preferred Experience

  • Experience building homes in Santa Monica Brentwood Pacific Palisades Beverly Hills or the Bird Streets

  • Familiarity with entitlements geotechnical constraints and basement shoring in hillside or coastal zones

  • Relationships with top-tier architects designers and subcontractors in the luxury residential market

  • OSHA 30 and current certifications in CPR/First Aid preferred

- Minimum 7 years of experience managing luxury residential construction projects, preferably in Austin or similar markets - Proven track record of successfully delivering high-end custom homes or renovations - Strong knowledge of construction methods, materials, and quality standards for luxury homes - Excellent communication and interpersonal skills to build trust with clients and partners - Detail-oriented with outstanding organizational and problem-solving abilities - Proficiency with project management software (Procore, Buildertrend, or similar) - Understanding of Austin s building codes, zoning, and permitting processes - Ability to work independently and lead teams with confidence and professionalism

Education

- Bachelor s degree in Construction Management, Architecture, or related field preferred but not required
