Job Description

The Austin and San Antonio Divisions of David Weekley Homes are hiring a Land Acquisition Manager to join a tenured land team and will focus on identifying pursuing and acquiring raw land and developed lot opportunities.

Key Accountabilities and Objectives:

  • Works with and supports the Land Department as well as Region and Division Presidents in the identification evaluation and development of new residential communities.
  • Participate in site selection due diligence review underwriting and approvals for proposed new land acquisitions for the development of residential homes
  • Make recommendations to management regarding which land opportunities to pursue
  • Interact with corporate land department Region President Regional Directors Division Presidents and local Project Managers to communicate business terms of land deals competitive opportunities
  • Network with Developers Brokers Homebuilders Engineers and other resources for new land and lot option opportunities.
  • Manage land and lot pursuits Letter of Intent (LOI) submittals and negotiations with prospective sellers.
  • Work with the Land & Legal team to review and finalize contracts
  • Making evaluations and proforma analysis of how the land opportunity fits with our strategy
  • Physically visit each new presented opportunity and evaluate how this opportunity fits with DWH business plan
  • Work with local engineers in evaluating site plans and development considerations
  • Maintain a high level of visibility in the home building business actively participating in the community civic and business organizations pertinent to the industry
  • Prepare budgets and conducts financial analysis as needed
  • Conducts market research as needed
  • Interact manage and oversee the efforts of outside parties (engineers land owners real estate brokers attorneys contractors architects homebuilders planners contractors city representatives joint venture partners) as needed

Qualifications :

  • Minimum of 2-4 years relevant experience in land management with heavy acquisition and entitlement experience. Preferably with a homebuilder or developer
  • Has strong professional connections already developed in the Austin/SA area
  • Experience utilizing Geographic Information System (GIS) based platforms Zonda software MLS and local government online resources to conduct market research and analysis
  • Proficiency in Microsoft Word and Excel
  • Ability to review prospective deals efficiently and to probe and ask the appropriate questions to evaluate deal offers effectively
  • Previous experience with budgeting and legal documents.
  • Excellent oral and communication skills with an ability to confidently persuade others and to think creatively to resolve objections
  • Strong technical and analytical skills with financial market and economic impacts and considerations
  • Bachelors degree in construction engineering finance real estate ore related field preferred
