    Salary: $100000 - $115000 Depending on experience

    Summary:
    The Building Manager plays a vital role in the oversight and maintenance of the High Schools operations facilities and grounds. This role includes supervising a dedicated staff operating across three shifts seven days a week to ensure a clean safe well-maintained and aesthetically pleasing learning environment that functions effectively.

    Qualifications:
    • A college degree is preferred high school diploma or general education degree (GED) required.
    • A minimum of five (5) years of experience in a custodial and facilities management position.
    • Experience with high school facilities grounds maintenance and the operation of indoor pools is preferred.
    • Facilities management certifications from any accredited sources are also preferred.
    • Must be familiar with the Illinois Health and Life Safety Code and other state rules and regulations pertaining to a school environment.
    • A strong knowledge background in commercial building HVAC electrical carpentry roofing and plumbing is required.
    • Supervising a staff of twenty or more members
    • Proficiency in using facilities management software and technology for maintenance tracking and reporting.
    • Ability to manage budgets related to facilities operations and maintenance.
    • Flexibility to respond to urgent facilities needs outside of regular working hours as required.
    • Possesses strong computer skills including proficiency in email and Google platforms as well as experience in data tracking and reporting to facilitate efficient facilities management.
    • Experience in project management including overseeing facilities-related projects from conception to completion.
    • Knowledge of maintaining large scale indoor and outdoor athletic facilities and fields.
    • Must be able to climb ladders and operate man lifts.
    • Must obtain Certified Plant Supervisor Certification through the Illinois Association of School Business Officials within one year of the hire date.
    • A certified pool operators license will be required within one year of employment.
    • Must have excellent time management skills.

    Essential Functions:
    The criteria indicated below are intended to describe various types of work that may be performed. The exclusion of specific responsibilities does not prohibit them if the work is similar related or a logical task of the position.
    • Oversee the care and maintenance of assigned facilities ensuring a clean and safe environment.
    • Collaborate with school administration to accomplish building-specific tasks and attend relevant meetings.
    • Recruit hire train and supervise maintenance and custodial staff.
    • Provide ongoing job monitoring and coaching for individual staff along with annual job performance evaluations.
    • Prioritize assign and perform ongoing preventive maintenance and minor repairs on plumbing electrical systems custodial equipment ventilation and building structures.
    • Perform operational adjustments and servicing of facility equipment (e.g. compressors boilers etc) while keeping detailed maintenance records.
    • Oversee exterior maintenance including lawn care snow removal and upkeep of sports fields and equipment.
    • Maintain work-related records and prepare reports as needed.
    • Maintain an inventory of custodial and maintenance supplies and equipment.
    • Work flexible hours including before and after school and be available on-call 24/7.
    • Foster relationships with intergovernmental partners (e.g. local government parks and emergency services).
    • Stay informed about best practices and trends in physical plant management.
    • Coordinate usage of facilities by outside entities during off-hours and weekends.
    • Approve and manage public facility usage setting up equipment for events.
    • Supervise outside contractors working on district properties.
    • Maintain an inventory list of equipment and develop a replacement plan.
    • Serve as the point of contact for emergency services.
    • Direct snow removal operations with hands-on supervision.
    • Attend building-level administration meetings as the Facilities Departments onsite representative.
    • Collaborate with the assigned Assistant Principal to support the instructional program.
    • Assist the Executive Director of Facilities to plan and conduct mandated training for all staff.
    • Create and manage the building facilities department budget for each fiscal year.
    • Manage HVAC equipment and the Building Automation System (BAS).
    • Oversee Maintenance Direct and the distribution of work orders.

    Language Skills
    Communicates clearly both in oral and written format with all constituents of the District 113 community. Effectively present information and respond to questions from constituency groups. Reading and interpreting documents such as safety rules operating and maintenance instructions plans and any other construction documents utilized in a typical building renovation or new construction project specifications and procedure manuals. Capable of writing routine reports and correspondence. Establish and maintain effective and collaborative working relationships with staff students and the school community. Perform duties with awareness of all district requirements and Board of Education policies.

    Mathematical and Technical Skills
    Calculate figures estimates proportions percentages and cost projections. Add subtract multiply and divide in all units of measurement using whole numbers common fractions and decimals. Apply concepts of basic algebra and geometry as well as to draw and interpret bar graphs. Strong technology skills including standard Microsoft Office suite / Google Workspace financial management and any software necessary to undertake job duties.

    Reasoning Ability
    Define problems collect data establish facts and draw valid conclusions. Interpret an extensive variety of verbal and written instructions and deal with multiple abstract and concrete variables.

    Contacts Outside Your Own Department:
    Build positive relationships with constituents of the District 113 community that includes teachers school staff administrative team Board of Education guardians students and private providers.

    Physical and Mental Demands:
    • While performing the duties of this job the employee is regularly required to sit stand walk bend write type speak listen and taste or smell.
    • The employee is regularly required to communicate with staff and others.
    • The employee is frequently required to use hands and/or fingers handle feel or operate objects tools or controls.
    • The employee may occasionally be required to climb or balance; and stoop kneel crouch twist reach or crawl. The employee must frequently lift and/or move up to 50 pounds.
    • Specific vision abilities required by this job include close vision distance vision color vision peripheral visiondepth perception and ability to adjust focus.
    • Must be able to climb ladders and operate man lifts.
    • Specific psychological demands of this job include the ability to remain calm under stress levels associated with job demands along with constant contact with students colleagues and the public.

    Working Conditions:
    • In the work environment this role is regularly exposed to indoor and occasionally outdoor conditions.
    • The noise level in the work environment is usually moderate with regular exposure to loud classrooms hallways cafeterias or sports venues.
    • The employee is regularly required to meet deadlines with severe time constraints and interact with the public and staff in addition to meeting multiple demands from several people.
    • The employee is frequently required to work irregular or extended work hours which may include evenings or weekends.
