Job Description
Senior Real Property Agent San Jose Area California
The Senior Real Property Agent (Agent) performs a range of real estate and right of way related work to support infrastructure and housing related projects. The work progresses from administrative and basic support work to complex politically sensitive multi-disciplined transactions and project management functions. The Agent will either perform the work coordinate or support others performing the work depending upon the project task and deliverables. They will review and understand title reports vesting types appraisal standards basic offer package requirements negotiation strategies the Uniform Relocation Act as amended California Code of Regulations Title 25 Housing and Community Development and relocation processes and procedures.
JOB RESPONSIBILITIES
- Complete all assigned tasks on time within budget while maintaining high professional Standards.
- Assist with projects team performance and delivering and building solutions.
- Integral member of the project team responsible for delivering projects of varying size and complexity.
- Responsible for managing and executing project activities under the direction of a Project Manager (PM) & Project Director.
- Update and maintain status reports databases file information and diaries accurately and in a timely fashion.
- Review and understand project maps engineering designs title reports vesting deeds property profiles appraisals budgets and schedules.
- Coordinate meetings with property owners tenants subconsultants and other stakeholders as needed.
- Prepare offer packages purchase and sale agreements escrow instructions relocation notices and calculations.
- Present offers negotiate and justify proposed settlements for clients/files.
- Effectively and accurately communicate relevant project information to the PM and project team.
- Coordinate project agreements contracts receivables subconsultant deliverables etc.
- Track & manage specific tasks pertinent to each project.
WE ARE LOOKING FOR INDIVIDUALS WITH
- Demonstrated knowledge of real estate practices and principles.
- Very experienced with acquisition & relocation documents notices processes and procedures.
- Experienced in reading and understanding legal descriptions and exhibit maps.
- Must have strong oral and written communication skills and be customer focused.
- Demonstrate excellent interpersonal skills to build relationships with others.
- Demonstrated ability to accurately analyze information and provide advice solutions and recommendations on decisions.
- Must demonstrate the ability to take initiative and accountability for the accuracy of information and for achieving results.
- Demonstrate a high level of experience planning and organizing workload adjusting to changing priorities and working well under pressure with minimal supervision.
- Must be self-reliant capable of following map directions to property locations and able to perform field inspections as needed.
- Must be proficient in Microsoft Word Excel and basic database management systems.
EDUCATION
College or University with a bachelors degree or IRWA ROW designation preferred and 3 years experience providing real estate and right of way services on infrastructure projects or 5-7 years experience with substantial work in providing real estate related services to California agencies.

$120000 to $140000 (Cost of living adjustment living in San Jose considered)
