DIRECTOR OF MAINTENANCE Sacramento CA

About your new Career:
As our new Director of Maintenance you will ensure the successful planning and execution of capital improvements and day-to-day maintenance operations to support a safe well-maintained environment for residents guests and team members throughout the Northern California portfolio (over 1700 apartment homes).
Some of your Duties and Responsibilities will include:
  • Plan organize and direct maintenance repair and custodial operations across the portfolio ensuring adherence to company policies safety standards and cost-saving strategies.
  • Serve as the lead technical resource and mentor to onsite Maintenance Supervisors providing training coaching monthly meetings and accountability through regular one-on-ones and evaluations.
  • Oversee the in-house Renovation Crew and manage quality renovations across multiple communities including project scoping bidding design input contractor oversight bill processing and completion tracking.
  • Collaborate cross-functionally with Regional Directors Community Managers CapEx teams VP project managers and development partners to align operational needs with business goals.
  • Maintain dotted-line oversight of Night Services Managers supporting alignment with community standards and integration with broader maintenance operations.
  • Oversee capital project planning across the portfolio including the selection and oversight of vendors for routine maintenance and large improvement projects.
  • Manage permitting scheduling and cross-functional coordination with Regional Directors CapEx partners onsite teams and vendors to ensure seamless project execution adherence to local regulations and alignment with community and company goals.
  • Manage maintenance budgets and conduct regular site inspections to assess asset condition review capital improvements and ensure preventative and corrective maintenance standards are met.
  • Provide leadership support and partnership to onsite teams and vendors responsible for grounds landscaping and porter services to ensure curb appeal standards are upheld across the portfolio.
  • Lead response efforts for environmental issues including asbestos water intrusion and mold ensuring timely action proper documentation and resident communication.
  • Manage the preventative maintenance program and asset readiness including scheduling documentation and tracking of tools equipment and inventory audits.
  • Partner with HR onsite managers and Regional Directors to recruit hire and onboard top-tier maintenance talent fostering team development and long-term retention.
  • This is a summary of your duties and other duties may be assigned.
  • Additional information: This is a full-time position Mon-Fri 8am-5pm with some flexibility in schedule needed for projects or maintenance emergencies. A valid drivers license and reliable transportation are required for traveling to company communities in the greater Sacramento/Northern CA area.
Tobe successful your background should include:
  • 8 years of experience in residential maintenance construction rehab work or a combination of each is required. A background in staff supervision and mentorship is required. Multi-site conventional high-unit apartment experience is preferred.
  • Technical skills should include MS Outlook Word the basics of Excel and the ability to read and understand construction blueprints and building plans.
  • Hard skills and/or work exposure should include renovation and maintenance processes including rough carpentry plumbing electrical and drywall projects stucco repair and basic electrical and appliance troubleshooting work.
