Job Description

TITLE:Construction Services Manager

POSITION TYPE:SPEC

HIRING SPECIFICATIONS:


Required:

  1. High School Diploma or equivalent and five years of experience in the construction industry.
  2. Five years successful experience in construction inspection activities.
  3. Valid Drivers license

Skills Knowledge and Abilities:

  1. Experience in facility construction and large project facilitation.
  2. Knowledge of Microsoft Office tools and other software in use by the district.
  3. Strong communication skills both verbal and written.
  4. Ability to work well with others be flexible and adaptable to meet daily requirements of the position.
  5. Ability and willingness to work extended hours as required by the position.
  6. Excellent understanding of construction planning blueprints and building specifications and State and Local Building codes.

BASIC FUNCTION:Primary responsibility is associated with Capital Improvements funded by Secure and Advanced Vision for Education (SAVE) and other funding sources. This specialist will be responsible for monitoring the daily onsite activities of contractors by performing routine construction oversight between design consultants district
stakeholders and contractors. Maintains weekly project reports and is familiar with plans and specifications. This position requires continuous use of independent judgment.



ESSENTIAL FUNCTIONS:

  1. Oversee construction projects to ensure contractor compliance with plans and documents
  2. Responsible for project management including scheduling and reporting progress on a weekly basis.
  3. Assure other district programs and services are incorporated into every project
  4. Conduct frequent inspections of job sites to maintain quality assurance of projects.
  5. Arrange and attend pre-construction conferences construction startups jobsite meetings and weekly review meetings.
  6. Provide construction liaison between district personnel state and local building officials fire district officialsutility companies and government entities.
  7. Research and evaluate materials projects and procedures related to design and construction and recommend improvement to facility design standards.
  8. Monitor onsite construction processes to ensure that specifications and plans are implemented properly.
  9. Monitor and report on the construction progress to ensure projects remain on schedule
  10. Monitor and facilitate contractor close-out process and documentation.
  11. Review contractors request for payment field orders shop drawings and contract close-out submittals tomake recommendations to Director of Construction Services and Chief Operations Officer.
  12. Collaborate with Director of Construction Services to ensure adequate supervision of construction projects.
  13. Supervise individuals responsible for daily inspection of construction projects.
  14. Communicate/ coordinate project schedule with building stakeholders to allow for activity and staff planning.
  15. Provide direction and support for the executive assistant (EA) to ensure accurate project record keeping including but not limited to change order tracking purchase order tracking pay applications etc.
  16. Work with the capitol improvements coordinator to ensure a smooth start up and close-out process for all capitol improvement projects.

  3. Maintain satisfactory and harmonious working relationships with the public students and other employees.
  4. Assist with other duties as may be assigned

PHYSICAL REQUIREMENTS:Frequent standing walking sitting. Occassional bending/stooping/reaching/pushing/pulling/climbing/stairs. Frequent Driving. Occassional lifting up to 25 lbs and carrying 20 ft. Frequent telephone computer usage.
