The Resident Relations Manager is oftentimes the first person our residents and customers come into contact with and as such is required to provide excellent customer services to all future and current residents. The Resident Relations Manager primary responsibility is to oversee the Resident Relations Specialists and for the overall retention of our residents. Focus on proactively and diligently working renewals. Implement fun affordable and creative monthly resident events.
At times it may be necessary for the Resident Relations Manager to be crosstrained to work in other areas of operations such as leasing and be willing and able to take on those additional responsibilities.
Duties and Responsibilities:
- retention ratio of 40% or greater.
- RenewresidentsaccordingtotheYieldStarrenewalrate.
- EnterresidentNoticetoVacateformsinOneSiteuponreceiptandimmediatelytakestepstotryandretaintheresident.
- AtalltimesknowthestatusofallupcomingandpendingleaseexpirationsandreportthatstatustotheCommunity Manager on a weekly basis or upon request.
- Developmonthlyresidentretentionprogramsproduceandmaintainamonthlycalendarofresident activitiesbeing mindful too of the established budget for such events.
- Properlyandproactivelypromoteresidentactivitiesassistinpreparingfortheeventsandattendtheevents.

- Support the Community Manager by achieving the occupancy and rental goals of the property.

- Assistinfollowingupwithanydelinquentaccountsincludingpreparinganddeliveringnecessarynotices.
- Assistinpreparingandmonitoringbudgetandmanagingexpenseswithinbudgetthroughinventorycontroland purchasing procedures.
- Report payroll bonuses and commissions accurately and timely including proactively monitoring and managing overtime.
- Complete any pertinent safety checklists and/or inspections.
- Assist with other financial duties.
- Assist with Customer Service Leasing and Marketing.
- Assist with General Repair and Maintenance Including Grounds Maintenance - to ensure all tasks are being completed timely.

- Possessstrongsalesskills.
- Haveknowledgeofpropertymanagementpoliciesandprocedures.
- ProficientincomputerskillsincludingMicrosoftOfficeproducts.
- Knowledge ofRealPageproductspreferredincludingOneSiteYieldStarLead2LeaseandOpsTechnology.
- Possessstrongmultitaskingandorganizationalskills.
- ShouldhavegeneralknowledgeofFairHousing.
- Communicateeffectivelybothverballyandinwriting.
- Abilitytoperformathighlevelsinafastpacedworkenvironmentandsuccessfullyadapttochangingprioritiesandwork demands.
- Possessexcellentconflictresolutionskillswiththeabilitytoaddressdifficultorsensitiveissuesinacompassionateyet straightforward manner.
- Able toestablishandmaintaineffectiveworkingrelationshipswithpeerssuperiorsresidentscommunityservice agencies and the public.
- Skilledincommunicatingwithalltypesofpeopleinawidevarietyofsituations.
Position Requirements:
- Experience:Minimumofoneyearofresidentialpropertymanagementorrelatedexperienceorcombinationofeducationand experience.
- Physical:Abilitytoliftpushandpullupto40pounds.
- Validdriverslicenseandreliablepersonalautomobileforlocaljobrelatedtravel.
- Willingnesstohelpandworkinareasotherthanresidentretentionsuchasleasing.
- National Apartment Leasing Professional (NALP) a plus!
