MEP Maintenance Technician / Supervisor

Completes general building repairs including repair and painting of walls doors floors etc. Completes repairs to plumbing system including fixing leaks and stoppages repairs or replacement of sinks piping valves or drains and toilets

Replaces lighting components ceiling tiles and grid throughout the buildings and offices

Maintains building lighting parking lot lighting lighting contractors emergency lights/exit lights and 120 volt outlets photoelectric eyes for exterior bldg. lighting and lighting contactors that are controlled by the energy management system.

Maintain all equipment and inventory of product. In winter months snow removal includes running snow blower and spreading Calcium Chloride.

Maintains doors and door hardware repairing or replacing if necessary.

Responsible for accurate and timely paperwork related to essential duties and responsibilities. Ordering MEP supplies and control stock

Communicates directly with the customer and manager in assuring that all aspects of a work request are understood that parts must be ordered or that requested completion date will be delayed for any reason not discovered during the conversion of the work request into a work order.

Repair and replace carpet tile & rubber base if necessary

Maintain other tenant space within the building to the same expectations plumbing etc.

Qualifications:

Education

HS Diploma or GED Trade school or apprentice program

Business Experience

4 6 years related experience

Licenses/Certifications

Must possess a valid driver license

Language Skills

Ability to read and interpret documents such as safety rules operating and maintenance instructions and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization

Competencies:

Ability to read a tape measure and perform basic addition and subtraction required for measuring and cutting materials to be incorporated into finished work.

Ability to work and communicate professionally in occupied space environments with a variety of customers.

Ability to supervise two associates on a daily basis.

Specific vision abilities required by this job include close vision distance vision color vision peripheral vision depth perception and ability to adjust focus.

Work Environment:

While performing the duties of this job the associate is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually loud.
