Description

SUMMARY

Supervise and coordinate the maintenance of the entire hotel facility including physical building structure mechanical electrical and life safety systems within budget to ensure a well maintained attractive and safe hotel.

CORE FOCUS & ESSENTIAL RESPONSIBILITIES

Qualified candidates must be able to satisfactorily complete the following responsibilities. Other duties may be assigned.

  • Supervise Property Operations Department (Engineering and Rehabilitation) Architects Engineers Designers and Contractors involved with rehabilitation building addition projects and maintenance to provide a well maintained facility.
  • Maintain a safe and efficient operation of the entire hotel facility including physical building structure all mechanical and electrical systems including life safety and code requirements existing and new.
  • Maintain current & accurate knowledge of the property electrical and mechanical fields building systems and construction.
  • Organization and coordination of the Property Operations Department personnel.
  • Oversee and support the Fire Life and Safety Director program shift coverage and training.
  • Budget development analysis forecasting and reconciliation for all facets of the repairs maintenance and special projects (capital).
  • Support other operating departments in their day to day requirements and contribute pertinent information regarding building facilities using the skills and expertise.
  • Maintain constant communication with the Housekeeping department to ensure property remains presentable at all times.
  • Supervise the overall day to day operations of the Property Operations Department inclusive of the staff and supervisors.
  • Maintain effective energy management and preventive maintenance programs for the facility.
  • Adhere to all corporate required purchasing policies and controls including contractor bid policies.
  • Maintain appropriate supply of materials and equipment to support needs for normal day to day operating and maintenance requirements.
  • Maintain an organized system within the department for inventory maintenance and storage of tools materials and equipment necessary to execute the required activities of the department.
  • Coordinate and prepare all building contracts and service agreements.
  • Maintain and organize the propertys Lost & Found procedure.
  • Oversee Security personnel and the buildings Fire Safety system.
  • Conduct building inspections and visually assess the safety and required maintenance of the facility issuing reports to correct deficiencies.
  • Attend Safety meetings as established by the General Manager.

SUPPORTING FUNCTIONS

In addition to the core focus & responsibilities the candidate is expected to complete the following duties:

  • Report on a regular basis to the General Manager regarding the building conditions and performance of the Property Operations Departments progress on special projects.
  • Attend staff budget rehab forecast safety and financial review meetings.
  • Hold weekly foremen meetings monthly department and energy conservation meetings.

Qualifications

ESSENTIAL QUALIFICATIONS

  • Technologically sound with Microsoft Office applications.
  • Ability to compute basic mathematical calculations.
  • Knowledgeable electrical systems components and devices HVAC systems mechanical systems and the maintenance and repair of all with the ability to analyze their design and performance.
  • Knowledgeable of construction and building systems; all related permits licensing new and existing codes pertaining to buildings and fire safety.
  • Visual ability to read manufacturers instructions schematics and blueprints to determine wire colors for safe repair and color coding.

REQUIRED EDUCATION and/or EXPERIENCE

Must have a college degree in engineering or related field. Minimum 5 years experience in Engineering Supervision/Management in a similarly sized hotel. Previous hotel experience is required. Must have certifications licenses and/or training as required by local state and federal laws. Additional First Aid CPR and/or AED training is preferred.

LANGUAGE MATHEMATICAL and REASONING ABILITIES

Candidate must meet the following cognitive abilities:

  • Ability to understand guests service needs & requests.
  • Ability to acknowledge guests requests in a polite manner.
  • Ability to clearly communicate in verbal and written English (additional foreign languages are encouraged and preferred).
  • Ability to apply logical thinking and understanding to carry out written and oral instructions.
  • Ability to address and solve problems involving guest and operational issues.
  • Ability to compute basic mathematical calculations.

PHYSICAL DEMANDS / WORK ENVIRONMENT

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The performance of this position may occasionally require exposure to the manufacturing areas where under certain areas require the use of personal protective equipment such as safety glasses with side shields and mandatory hearing protection. Primary environment: ambient room temperatures lighting and traditional office equipment as found in a typical office environment. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

  • Sit walk and stand continuously.
  • Lift / carry up to 70 lbs frequently.
  • Bend squat crawl and reach above shoulder level.
  • Use dominant hand coordination for simple grasping pushing/pulling and fine manipulation.
  • May be exposed to extreme temperatures dust dampness height and moving machinery.
