Job Summary
The Maintenance Technician position should have a general knowledge of methods materials and procedures used in buildings and equipment maintenance.
Essential Functions
Operate chill-water and heating equipment via computer and produce reports Maintain temperature and comfort zones in buildings; respond to temperature complaints and make adjustments accordingly Perform daily water analysis of air conditioning towers and complete daily logs Establish priorities for physical plant Schedule and coordinate work assignments to part-time personnel and subcontractors Ensure regular inspections of HVAC equipment and ensure that maintenance of HVAC equipment is performed correctly and in a timely manner Adjust calibrate and troubleshoot thermostats receiver controls and pneumatic equipment on associated VAVs air handlers and boilers Perform routine maintenance and repairs on HVAC equipment and produce PM reports Assist with annual cleaning inspection and repair of cooling towers and chillers Maintain and replace belts overloads safeties motors electrical and pneumatic controls air compressors and plumbing on all mechanical equipment associated with HVAC Perform miscellaneous repairs to equipment and devices as needed Assist with fire alarms and emergency response situations when needed Participate in on-call rotation with maintenance technicians Other duties as assigned
Physical Demands
Frequently lifts equipment weighing up to 50 pounds across campus Frequently ascends/descends ladders and stairs to service HVAC equipment Must be able to remain in a stationary position for long periods of time as needed to fix HVAC equipment The person in this position needs to frequently move or drive to locations on and off campus The person in this position frequently communicates with others; must be able to exchange accurate information Specific vision abilities required by this job include close vision distance vision color vision and the ability to adjust focus Ability to operate motorized equipment Use of manual dexterity Frequently works in indoor and outdoor weather conditions
Required Qualifications
High School diploma or GED Universal EPA certification Two years minimum experience in a facility of comparable size Advanced skills in mechanical HVAC and electrical equipment Ability to safely operate powered equipment such as HVAC tools and equipment including saws and drills and the ability to determine which equipment to use for a particular purpose Must possess a valid Texas Drivers license good driving record and be insurable on Midland Colleges insurance policy
Preferred Qualifications
HVAC certification Five years experience in a facility of comparable size
