Job Summary

PPL is in search of aCompliance Specialist to join the our Property Management Compliance team.

This role is responsible forall aspects of the daytodaycompliance responsibilities of Project for Pride in Livings (PPL) affordable housing programs at multiple sites related to detailed income verifications periodic reporting to other agencies and file audits by monitoring agencies. This role keeps current on all changes to affordable housing regulations and assists in the distribution and training of this information to property management personnel. This role also assistswith preaudit file reviews and other duties as assigned.

For over 50 years PPL has created housing and stabilized neighborhoods by working with nonprofit partners neighborhood groups and agencies to build or renovate nearly 2000 affordable housing units. Today PPL owns or manages a portfolio of more than1600 affordable or supportive housing units throughout the Twin Cities metro area.

Essential Duties and Responsibilities:

  • Familiar with knowledgeable on and follows the federal state and local laws and regulations and guidelines established by the respective governing agencies as they relate to compliance of assigned properties including but not limited to: LIHTC HOME CDBG TIF AHP AHIF Minnesota Housing Deferred Loans and Grants LTH etc. and keeps current on all updates and changes in affordable housing programs and requirements
  • Timely and accurate gathering of initial interim and annual resident eligibility verifications to complete resident income certifications
  • Ensure tenant files are program compliant as it relates to leasing procedures program eligibility documentation and filing requirements.
  • Timely and accurate data entry of pertinent resident and compliance data in Yardi certification tracking sheets and other database(s) which identify and track compliance status of all programs for which PPL is responsible
  • Provides continued support and guidance on compliance matters by responding to compliancerelated questions from property management personnel and providing clear and concise written notification and interpretations of program regulations and changes.
  • Collaborates with property management personnel on gathering audit response documentation as required in a complete and consistent manner.
  • Completes annual/quarterly/monthly compliance reporting as assigned
  • Regularly visits all properties in assigned portfolio to complete compliance requirements
  • General interactions with property management residents and service staff to facilitatecompletion of certifications in a timely manner.

Supervisory Responsibilities: Not responsible for supervisory duties at this time

Minimum Requirements:

  • Familiarity with lowincome housing funding mechanisms including operating subsidy programs and compliance related issues
  • Creative problemsolving skills excellent organization and planning skills sound judgment and the ability to make decisions
  • Ability to deal with shifting priorities multiple tasks and deadlines
  • Possesses initiative and thrives in a fastpaced work environment
  • Solid time management skills
  • Excellent communication skills both written and verbal
  • Excellent attention to details
  • Is teamoriented and flexible in assuming new responsibilities as they arise
  • Proficient computer literacy including Microsoft Excel Outlook and Word
  • Demonstrates cultural competence with diverse populations
  • Able to work independently according to specific directions and timelines
  • Valid drivers licensewith good driving record;own vehicle and proof of auto insurance.

Hours: 40 hours/week Nonexempt fulltime position; Business hours MondayFriday

Education and/or Experience:

  • High school diploma or equivalent; postsecondary education preferred
  • 12 years of experience in affordable housing tax credit administration or utilization.
  • 12 years of experience in general customer service property management real estate accounting or other closely related fields.
  • Or any combination of education and experience that provides equivalent knowledge skills and abilities to perform the job duties satisfactory.

Salary:$49500$56000 annually DOQ
