Who are we

We are social housing providers through and through. For about 100 years we have been housing people with few opportunities on the housing market in Leiden and Voorschoten. In the beginning these were the workers who worked in the local industry. Times have changed of course. Nowadays we offer shelter to everyone who has a low income or who has difficulty finding a home such as refugees with a residence permit and people who live independently with supervision.

Good housing

We have over 90 colleagues. Together we ensure that the 8000 households that rent a home from us live well in attractive neighbourhoods. Good housing means that your home is well maintained and insulated. We do everything we can to achieve this. The atmosphere in a neighbourhood is mainly determined by its residents. We are happy to support this. For example by assigning a neighbourhood manager to each neighbourhood who knows the residents personally.

What does your work entail

Together with two colleagues you form the Work Preparation team this team falls under Daily Maintenance (Real Estate). As a Senior Work Preparation you effortlessly connect with colleagues contractors tenants and other external partners. You are the point of contact for the team prepare daily maintenance and coordinate it. In doing so you ensure that everything runs on time within budget and to satisfaction. Your most important tasks are:

• Optimally facilitating professionals and maintenance partners for efficient customeroriented execution of repair requests.
• Providing a preparatory and executive contribution to the further development of maintenance processes systems and cost control.
• Effective and timely preparation and dispatch of repair requests.
• Monitoring progress quality and handling of reports.
• Provides guidance on process quality risks and expenditure.
• Manages the optimization of systems that support these processes.
• Coordinates the work between implementation procedures guidelines and process improvement.

What are you bringing

You work independently are resultsoriented and have strong communication skills. Furthermore you have:

• HBO working and thinking level preferably a degree in Construction Engineering.
• At least 2 years of relevant work experience in maintenance
• Knowledge of legislation and regulations in the field of home maintenance.
• Experience with tendering processes and contract formation.
• Affinity with projectbased work and working with automation systems (Dynamics Empire)
• A positive attitude and a healthy dose of humor.
