SUMMARY (Facilities Maintenance Technician I)
The Facilities Maintenance Technician I position is an entry level position into building maintenance that includes building automation systems as well as a wide range of exciting challenges in coordinating and scheduling the preventive and corrective maintenance required to keep city buildings in good working order. This position requires strong teamwork abilities as well as effective oral and written communication skills. In addition the role involves some knowledge and experience in the use of hand/power tools as well as a mechanical aptitude.
SUMMARY (Facilities Maintenance Technician II)
The Facilities Maintenance Technician II is a position working under general supervision that includes a wide range of exciting challenges in coordinating and scheduling the preventive and corrective maintenance required to keep the buildings in good working order. This position requires a contractor management background with strong teamwork abilities as well as effective oral and written communication skills. In addition the role involves extensive knowledge and experience in the use of hand/power tools as well as a strong mechanical aptitude.
SUMMARY (Facilities Maintenance Specialist)
The Facilities Maintenance Specialist position working under limited supervision provides advanced knowledge and skills for the repair and maintenance of modern building systems. This position will Provide maintenance technicians with leadership and support while also managing the maintenance of our most complex repairs. This position will partner with Facilities Management to proactively plan for the longterm health of critical city infrastructure. The Facilities Maintenance Technician III position uses their expertise on building equipment and systems to ensure reliable functional performance of City buildings. This position uses advanced critical thinking and problemsolving skills for fixing maintenance issues. This position uses technology and analytics to build out a predictive maintenance program continuously commissioning building systems for equipment reliability and energyefficient operation.
Job Description:
Facilities Maintenance Technician I/II
ESSENTIAL DUTIES AND RESPONSIBILITIES (Facilities Maintenance Technician I/II)
- Selfperform and/or work with our team and/or contractor(s) to complete a variety of skilled maintenance tasks on building systems. The building systems include HVAC swimming pools plumbing electrical roofing lighting door locks/hardware glass/glazing elevators emergency generators etc.
- Complete general plumbing work including unclogging drains and repairing faucets.
- Replace lighting inspect exit sign lighting emergency lighting and make necessary bulb ballast and fixture replacement. Performs other electrical work including replacing fans motors switches and outlets.
- Build office furniture and fixtures install whiteboards and signs. Coordinate office relocations and tenants finish improvements. Repairs and constructs walls and partitions.
- Perform monthly elevator tests.
- Perform filter replacement on HVAC equipment.
- Maintain door and door hardware adjust door closers.
- Coordinates monitors and reviews contractors work.
- Observe report and address needs for maintenance and supplies.
- Assist with startup/ closure of pools and maintenance of pool systems.
MINIMUM QUALIFICATIONS (Facilities Maintenance Technician I)
- Ability to use a personal computer for word processing email and maintenance tracking database.
- Ability to demonstrate strong desire to learn the facilities maintenance craft.

- High School diploma or GED
- Two (2) years of experience in building construction and/or maintenance.
- Level 1 Building Operator Certificate (BOC). This must be completed at the next available offering (which includes certification).
Facilities Maintenance Specialist
ESSENTIAL DUTIES AND RESPONSIBILITIES (Facilities Maintenance Specialist)
- Provides specialist level knowledge of complicated mechanical electrical lighting plumbing and building envelope systems. The Operations work group will manage general maintenance while the Building Systems workgroup performs advanced diagnostics and coordinates complicated maintenance repairs and projects.
- Plays an active role in energy management for the Citys building portfolio. Utilize analytics to save energy and implement predictive maintenance programs on HVAC systems. Investigates and resolves energy or occupant comfort related issues on HVAC systems.
- Utilizes enterprise building automation systems to monitor diagnose and repair issues with HVAC and hot water systems. The Building Systems workgroup focuses on equipment reliability and proactive maintenance to maximize efficient use of energy resources and limit equipment outage impacts to building occupants.
- Supports the Projects & New Construction work group. Helps define the scope of a project identify existing maintenance challenges with the building for possible inclusion into the project support/direct the work of contractors interfacing with existing building systems and assist with project closeout back to the maintenance team.
- Performs audits of building systems to update asset management database.
- Assists in identifying and retaining outside contractors to perform skilled tasks; prepares timelines and specifications; coordinates monitors and reviews contractors work.
- Access Control systems. Troubleshoot automatic opening doors card readers and other physical security systems.
- Provides mentoring and training to develop the skill set of less experienced team members.
MINIMUM QUALIFICATIONS(Facilities Maintenance Specialist)
- Ability to make decisions with limited supervision.
- Ability to perform effectively in a team environment.
- Knowledge at an advanced level of modern building systems and design with a focus on mechanical electrical and plumbing systems.
- Knowledge at an advanced level of building automation and lighting control systems and experience with Niagara N4 framework.
- Valid Drivers License and ability to maintain an acceptable motor vehicle record.
- Must be able to pass and maintain at least a level one Criminal Justice information System (CJIS) Certification.

- Ability to demonstrate skills in analyzing complex building systems or processes and work withing management to implement improvements.
- Knowledge at an advanced level of netzero building design and associated systems.
- Skills at an advanced level in critical thinking and problemsolving to diagnose and repair complex building systems.
- BOMI Building Systems Maintenance (SMC) IFMA Facility Management Professional (FMP) IFMA Certified Facility Manager (CFM) Building Operator Certificate; Level 2 or other similar industry recognized certification.
REQUIRED EDUCATION AND EXPERIENCE (Facilities Maintenance Specialist)
- High School diploma or GED
- 78 years of building construction and/or maintenance OR an Associates degree in a related field and 34 years of related experience.
- Industry recognized certifications like Building Operator Certificate; Level 2. (This must be completed at the next available offering)
