Position Description
Job Title: Maintenance Technician
FLSA: Nonexempt
Reporting Function: Reports to the Director of Priest Services; no supervisory duties
Job Function: Routinely maintain the interior exterior and outside grounds of Holy Family Villa as well as perform and oversee preventative maintenance in a safe and efficient manner. Completes work within established procedures and process under both verbal and written instructions.
Duties and Responsibilities:
- Performs repairs and general maintenance of buildings grounds and equipment including electrical carpentry plumbing and painting tasks.
- Maintain interior appearance of Holy Family Villa by performing routine touchup painting wallpaper repairs and plastering of damaged walls.
- Contact and schedule vendors and contractors for necessary building repair and emergencies that are outside the scope of routine maintenance with approval of Director of Priest Services.
- Maintain a record of all reports for inspections or certifications of related equipment as performed by outside contractors.
- Maintain a record and schedule all maintenance performed and when next service is due of scheduled equipment.
- Perform minor repairs and maintenance on medical equipment.
- Operate and maintain all fire alarm security equipment and emergency generator. Schedule any necessary repairs/inspections as required.
- Maintain/ perform minor repairs to HVAC elevator laundry and dietary equipment.
- Order parts and supplies for any equipment or department needs. Maintain monthly receipts for accounts payable.
- Inspect interior and exterior building and grounds weekly for any safety concerns or repairs. Address issues as deemed necessary.
- Perform training on fire or other related equipment to all staff in the performance of their duties. This includes fire drills resident emergency fob system and emergency shut offs.
- Perform quarterly fire drills for staff and biannual fire drills for residents.
- Maintain Villa vehicles maintenance schedule.
- Moves heavy objects with the assistance of provided equipment (dollies hand trucks carts).
- Perform all tasks of maintaining the exterior grounds of the Villa which includes but is not limited to mowing trimming weeding watering and brush/leaf/trash collection. In addition the scraping and painting of exterior areas (not to exceed 15 feet in height) and all other duties as assigned.
- Assist with snow removal and any other outside maintenance when required.
- Maintain a clean and orderly maintenance office. Maintain all necessary tools equipment and PPE to perform various job duties.
- Maintain the confidentiality of all staff and resident information.
- Performs other duties as assigned.

Education and Experience:
- High School Diploma or GED
- 35 years of building (preferably healthcare) maintenance required.
- Valid PA Drivers License.
Other Requirements:
- Must be at least 18 years of age.
- Working knowledge of Federal and state building codes and safety regulations.
- A basic knowledge of plumbing electrical carpentry heating and air conditioning roofing boilers painting and appliance repair.
- 24hour cell phone which is provided.
- Ability to read and understand building specifications.
- Ability to follow oral and written instructions.
- Able to stoop kneel sit stand bend lift and move intermittently during working hours.

Physical Requirements: While performing the duties of this job employees are regularly required to walk sit and stand; climb ladders talk and hear both in person and on the telephone. Use of hands to operate standard office equipment. Must be able to reach lift and carry safely up to 50 pounds.
Working Conditions: Normal maintenance working conditions which may require exposure to fumes airborne particles moving mechanical parts and seasonal elements. Work hours: 40 hours per week Monday through Friday 7:00 am 3:00 pm with additional hours required for nonroutine or emergency conditions. Subject to callin in the event of a Villa emergency. May be required to work in excess of normal work hours occasionally.
