Job Description

FLI is seeking an Industrial Property Sales Director to lead our sales efforts in the industrial real estate sector in the Philippines. This role will be responsible for driving significant land sales and largescale commercial development deals primarily targeting manufacturers and logistics firms. The ideal candidate will possess a proven track record in leading highperforming sales team and cultivating strong relationships with their stakeholders.

Key Responsibilities:

Sales Strategy and Execution

  • Develop and implement sales strategies to achieve revenue targets for industrial properties.
  • Lead highstakes negotiations with both internal stakeholders and external prospects.
  • Actively participate in industrial and commercial property associations and sectorspecific bodies to expand professional networks and identify potential leads.
  • Collaborate with economic development councils and trade investment boards to identify potential investment opportunities and promote the regions industrial advantages.
  • Lead mentor and motivate a team of sales professionals to foster a collaborative and highperformance culture.

Technical Knowledge of Industrial Requirements

  • Apply a strong understanding of zoning regulations land use policies utility infrastructure and the specific site needs of industrial clients to effectively match properties with client requirements.
  • Develop and utilize financial models (e.g. ROI IRR) to demonstrate the value proposition of industrial investments and negotiate favorable deal structures.
  • Stay abreast of local regional and international industrial development trends providing valuable insights to inform sales strategies and identify new opportunities.

Strategic Account Management

  • Cultivate and maintain strong relationships with key clients including manufacturers logistics providers and tech/energy companies to understand their unique industrial requirements.
  • Manage complex longterm deals site selectors and corporate real estate teams.
  • Utilize CRM and digital sales tools (e.g. Salesforce HubSpot) to efficiently manage leads track progress and generate accurate sales reports.


Qualifications:

  • Bachelors degree in Business Administration Real Estate Management Urban Planning or a closely related discipline.
  • Minimum of 710 years of progressive experience in industrial real estate sales land acquisition and largescale commercial development.
  • Documented success in leading sales teams and consistently exceeding significant revenue targets in the industrial property sector.
  • Demonstrable experience in managing and successfully closing multimillion peso industrial land and development transactions.
  • Established network within the Philippine industrial and commercial property sectors.
  • Comprehensive understanding of the technical and regulatory requirements of industrial clients including zoning land use and infrastructure considerations.
  • Proven experience in working directly with Clevel executives corporate real estate teams and consultants on complex longterm projects.
  • Strong analytical and financial modeling skills with the ability to develop and present investment justifications.
  • Exceptional communication interpersonal presentation and negotiation skills with the ability to influence stakeholders at all levels.
  • Advanced proficiency in utilizing CRM platforms and other digital sales management tools.
  • Possession of relevant real estate certifications (e.g. CCIM SIOR) is a significant advantage.
