Technical vocational or onthejob training in at least one of the following areas: HVAC electrical drywall repair/painting carpentry mechanical & plumbing
1 years of related experience in a property maintenance setting
Possess and maintain a valid drivers license (commercial license may be required) and good driving record with periodic checks
Basic computing skills in Outlook Excel and Word
Current possession of EPA licensing or ability to become registered
High school diploma or GED equivalent
KEY COMPETENCIES
Technical proficiency with HVAC mechanical electrical and/or plumbing
Technical proficiency and comfort with troubleshooting various mechanical systems
Flexibility to provide critical services as needed
Ability to multitask and prioritize work requests received
Sense of urgency & personal initiative to succeed
ESSENTIAL FUNCTIONS & RESPONSIBILITIES
Assist with troubleshooting and repairs of buildings and installed systems to include large air compressors plumbing systems basic electrical maintenance roofs drains shop equipment grounds equipment and HVAC systems among others
This position requires HVAC & mechanical troubleshooting skills
Ability to learn and improve on technical & mechanical skills through onthejob training
Assist with installation and modification of building equipment and systems
Ability to review create and maintain assigned work orders with associated paperwork within digital computerized maintenance management system
Replace and repair building finishes such as ceiling tiles door hardware wallpaper and can paint walls piping floors and equipment
Inspect buildings grounds and equipment for unsafe or malfunctioning conditions perform both reactive & preventative maintenance
Maintain and operate fire and life safety systems such as fire alarm systems fire pumps and related fire protection system equipment
Possess competent knowledge of the use and care of tools and equipment used in facility and grounds maintenance
Identify and work with potential outside contractors/vendors from sourcing to quotation to job completion
Respond immediately to emergency situations and customer service requests as assigned
Ability to use technology such as: smart phones tablets computers webbased applications building automation systems etc.
Comply with all applicable codes regulations governmental agency and company directives as related to building operations and practice safe work habits
Complete all required safety training as scheduled monthly/annually
Comply with company dress code while working and maintain a neat and clean appearance while on the property at times other than working hours
WORK ENVIRONMENT
This maintenance job operates in a professional office environment as well as industrial/warehouse type environments both indoors and outside. This role routinely uses both maintenance tools and standard office equipment such as computers phones and printers.
May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority / emergency situations (including overtime type assignments); may require shift work and / or standby oncall duties
