Job Description

Do you enjoy traveling to various locations and being a road warrior Are you passionate about assessing buildings for safety compliance and performance and inspecting structures firsthand We are seeking dedicated and detailoriented Assessors to join our dynamic team. This position offers an exciting opportunity to apply your expertise in evaluating buildings while exploring new places. We currently seek candidates who reside in North Carolina (Charlotte Metro area) for a customer project.

We are growing and seek team members who reside in North Carolina to perform building/housing evaluations inclusive of but not limited to Property Condition Assessments (PCA) life safety assessments mechanical equipment evaluations and other technical services associated with capital planning of single and multifamily housing facilities.

Specifically you will:

  • Conduct onsiteProperty Condition Assessments (PCA)Capital Needs Assessments (CNA) and other building evaluations using iPadbased software.
  • Visually assess building systems (MEP structural roofing envelope interiors and site components).
  • Complete accessibility assessments (ADA UFAS Fair Housing) and life safety evaluations.
  • PerformHQS NSPIRE and UPCS inspectionsfor affordable housing programs.
  • Interview site contacts and review historical maintenance and inspection documentation.
  • Photograph and document findings; write clear and accurate reports using assessment software.
  • Communicate urgent issues and client updates to internal leads and project managers.
  • Meet tight deadlines while maintaining quality and consistency in reporting.

Ideal candidates will have the following experience:

  • High school diploma or equivalent required with experience in a construction maintenance home inspector contractor home builder or other skilled trade or related.
  • Bachelors degree in architecture and/or engineering or related field is preferred. Experience and certifications in lieu of degree will be given consideration.
  • Experience with building inspections construction facility management or related work..
  • Experience with HUD inspections CNA eTool or affordable housing assessments preferred.
  • Certifications such as LEED AP BDC HQS NSPIRE UPCS PE RA or Home Inspector License preferred
  • Valid drivers license is required with no significant MVA points/violations (clean driving record).
  • Valid Passport to travel internationally if required.
  • Maintain safe and clean work area by complying with all procedures rules and regulations.
  • Work in a constant state of alertness and safe manner.
  • Ability to use and skillfully operate a computer is essential to this position.
  • Ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection.

  • Personal credit sufficient to charge business travel expenses of up to $3000 required.
  • Must have a cell phone and reliable internet service.
  • Must be able to work from a remote location and be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport.
  • Proficient in all Microsoft Office applications with a strong emphasis on MS Excel and Teams and comfort with tabletbased inspection tools (iPad).
  • Strong written and verbal communication skills
  • Excellent time management skills including ability to perform multiple priorities in a fastpaced environment and ability to work independently.

WORKING CONDITIONS/PHYSICAL REQUIREMENTS:

  • May travel 100% of the time to client sites locally or across the U.S. and possibly internationally via plane and driving as determined based on the project location.
  • Requires ability to traverse observe equipment and record data and photos on safely accessible roofs and other high or open areas which may require ladder and/or hatch access.
  • Ability to work in densely equipped mechanical and electrical spaces requiring dedicated focus on safety protocol.
  • Must be able to walk stand sit stoop kneel crouch or crawl as well as balance climb stairs and ladders to evaluate interior and exterior of buildings.
  • Frequently reach repetitive use of hands and fingers for keyboard interaction
  • Ability to operate an electronic tablet in the field for live data collection.
  • Ability to operate a motor vehicle travel by plane vehicle train and possess a valid drivers license void of issues related to insurability.
