Morris Brown College Request for Proposal (RFP)

Redevelopment of the Griffin Hightower Science Building for

Student Housing Classroom Office Space and Restaurant


I. INTRODUCTION Morris Brown College is a Historically Black College founded on Christian Principles in 1881 by the African Methodist Episcopal Church. It is located within the Atlanta University Center just west of downtown.


Morris Brown College is inviting qualified developers to submit designbuild proposals for the redevelopment of the GriffinHightower Science Building. The building currently not in use previously housed classrooms laboratories a lecture hall offices and library. It will be transformed into a multifunctional facility that includes student housing classroom space office areas and food/dining options to support the growth and modernization of the campus and the Vine City community. This redevelopment is part of the Colleges ongoing commitment to provide highquality education and living facilities that align with the mission to foster academic excellence and student success.


II. PROJECT DESCRIPTION The Griffin Hightower Science Building is located on the Morris Brown College campus at 643 Martin Luther King Jr. Dr. Atlanta Georgia 30314. The current building has three floors. The aim of this redevelopment project is to provide modern student housing academic classrooms meal/dining and administrative office space that aligns with the Colleges educational vision and goals. The project should be consistent with the historical significance of the campus and further enhance the aesthetics.



III. SCOPE OF WORK The project consists of the following components:

  1. Student Housing Development
  • Convert portions of the existing building into residential units for undergraduate students.
  • Create different room types including a majority of double and limited single occupancy rooms.
  • Develop common areas lounges study spaces and laundry facilities for residents.
  • Ensure compliance with ADA standards for accessible rooms and amenities.

Classroom and Academic Spaces

  • Design and construct modern classrooms equipped with stateoftheart technology to facilitate collaborative and engaging learning experiences.
  • Provide flexible space that can be reconfigured for different instructional uses including lecture halls seminar rooms laboratories and small study areas.

Office Spaces

  • Create administrative office spaces that include private offices meeting rooms and open work areas to accommodate academic and administrative staff.
  • Design the offices to foster productivity collaboration and ease of access for faculty staff and students.
  1. Meal option(s)
  • Provide space for meal/dining options for faculty staff and students.
  1. Parking
  • Provide additional parking spaces to accommodate an increase in students faculty and staff.

IV. PROJECT GOALS AND OBJECTIVES

  • MixedUse Functionality: Create a vibrant multiuse building that serves as a hub for student learning housing and administration.
  • Student Success: Design spaces that enhance academic experience and student wellbeing with a focus on comfort accessibility and functionality.
  • Sustainability: Incorporate sustainable building practices such as energyefficient lighting and HVAC systems green building materials and watersaving measures.
  • Community Integration: Foster an environment that encourages collaboration among students faculty and staff and supports the colleges community initiatives.

V. DEVELOPER REQUIREMENTS Proposing developers should meet the following qualifications:

  • Proven experience in developing similar educational and residential projects particularly in higher education settings.
  • Demonstrated ability to manage designbuild processes from concept through completion.
  • Expertise in working with historical buildings maintaining the integrity of the existing structure while modernizing its facilities.

VI. SUBMISSION REQUIREMENTS Developers interested in this project must submit a comprehensive proposal that includes:

  1. Company Profile
  • Name address contact information and an overview of your organization.
  • Summary of relevant experience including similar projects completed in the past five years.

Project Approach and Timeline

  • Detailed project plan including a description of how the development will be approached.
  • Preliminary timeline including key milestones from project initiation to completion.

Design Concept

  • Conceptual design sketches or drawings including floor plans and elevations.
  • Description of design principles and how they align with Morris Brown Colleges vision and values.

Budget and Financial Proposal

  • Estimated cost breakdown for design construction and other project phases.
  • Proposed fee structure and any financing or funding assistance options.

References

  • Provide at least three references from clients for whom you have completed similar projects. Include contact names addresses and phone numbers.

VII. SELECTION CRITERIA The successful proposal will be selected based on the following criteria:

  • Developers relevant experience and proven track record 20
  • Quality and feasibility of the proposed design concept 20
  • Project approach and timeline 20
  • Cost effectiveness and financial feasibility for the college 20
  • Financial Statement D&B Score Credit References 20

VIII. MANDATORY SITE VISIT A mandatory prebid site visit will be held on an agreed upon time. The purpose of the site visit is to give interested developers an opportunity to review the existing building and ask questions.
