Responsibilities

As a Building Operator with Hines you will be responsible for operating and maintaining all building equipment and systems in a manner ensuring all Hines quality standards are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building. Responsibilities include but are not limited to:

  • Respond to tenant service requests (such as heating/cooling calls) and emergencies in a professional manner
  • Perform daily rounds and log readings
  • Review and complete daily entries into engineers log
  • Complete preventive/demand maintenance tasks on HVAC plumbing mechanical and life safety systems input data histories into CMMS
  • Startup/shutdown and operation of major building equipment using BAS
  • Ensuring maximum energy efficiency inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers chillers HVAC equipment pumps generators life safety system etc.
  • Perform minor repairs: replace washers/faucets; clear sinks toilets and drains; clear grease traps/sumps; repack valves; replace pumps/motors; reset breakers etc.
  • Maintain/align fan/air handling units. I.e. complete air filter changes belt inspection/replacement
  • Complete general mechanical/maintenance duties
  • Ensure that mechanical rooms and all other work areas are kept in a safe clean and organized state. Including completing any required painting
  • Demonstrate a proficiency in the proper use of basic hand tools (e.g. socket sets wrenches pliers screwdrivers saws and hammers etc..
  • Understand correct usage of power tools (pneumatic electric or engine drive) drill motors saws grinder and impact wrenches etc.
  • Demonstrate a proficiency in the correct usage of all personal safety equipment.
  • Troubleshoot/repair building automation system
  • Ensure that mechanical rooms and all other work areas are kept in a safe clean and organized state. Including completing any required painting
  • Monitor work of contractors/external service providers to ensure adherence to company/industry standards
  • Participate in review of operating policies/procedures as required
  • Complete maintenance of metal/plastic pipe systems
  • Conduct chemical treatment tests
  • Work in compliance with Occupational Health and Safety Act and other applicable codes
  • Escalate unusual events/occurrences to supervisor
  • Conduct generator tests
  • Support the appearance and safety of the property
  • Pump teardown/minor repairs/alignment
  • Perform general building maintenance/repairs (e.g. lighting door repairs. etc.
  • Assist other classifications/trades as required

Qualifications

Minimum Requirements include:

  • BES diploma; 3rd or 4th class Operating Engineer; or Ontario trades certification of qualification

  • Two or more years in the operation and maintenance of facilities

  • Ability to communicate effectively in English (oral and written)

  • Required to carry a mobile device

  • Work requires some exposure to more intense situations when responding to service requests

  • Work requires utilizing tools/repairing systems that could cause physical injury if not handled/ operated following safety practices/procedures

  • Physical demands:

    • Exposure to elements majority of work indoors; some exposure to outdoor environment

    • Lifting requirements maximum 50 lbs.

    • Repetitive physical effort majority of work is nonrepetitive

    • Elevated working conditions use of ladder; scissor lift (training required) etc.

    • Confined space may be applicable (training required)

  • Possible Shift Rotation; some overtime
