Job Description

Oneida Construction Services (OCS) is actively seeking a highly motivated fulltime Senior Construction Project Manager in Central Florida. (Will work remotely and travel throughout central Florida)

Responsible for the safe completion of the project(s) within budget on schedule within the Companys quality standards and to the customers satisfaction. The duties include leading the project team on all aspects of the project including schedule budget risk mitigation safety and quality control. The Project Managers duties include initiating action and managing the activities of the project to mitigate risk and to achieve successful project completion.

Key Responsibilities:

  • Plans and directs activities of designated project to ensure that goals or objectives of the project are accomplished within the prescribed time frame and funding parameters.
  • Create and review project proposals or plan to determine time frame funding limitations procedures for accomplishing the project staffing requirements and allotment of available resources to various phases of the project.
  • Ensure project safety and quality is properly incorporated into job planning and .
  • Establish the work plan and staffing for each phase of the project fully understanding the project scope and potential risks.
  • Arrange for recruitment or assignment of project personnel.
  • Confer with project staff to outline work plan and set goals assign duties responsibilities and scope of authority.
  • Direct and coordinate activities of project personnel to ensure the project progresses on schedule and within the prescribed budget.
  • Generate status reports prepared in conjunction with project personnel and modify schedules and plans as required (i.e. weekly and monthly review) and prepare a monthly analysis.
  • Analyze cost and schedule problems and initiate new alternatives that will bring the project back on course and initiate action to execute the plan. Look for and analyze items with excessive costs.
  • Manage Contractual agreements and change orders.
  • Prepare project reports for management clients or others clearly keeping everyone involved aware of project progress and challenges.
  • Confer with project personnel to provide technical advice and resolve problems.
  • Manage issues and disputes between workers clients and subcontractors professionally and timely.
  • Ensure that submittals and progress payments are processed timely.
  • Coordinates project activities with activities of government regulatory or other governmental agencies.
  • Manage supervisory responsibilities in accordance with the organizations policies and applicable laws.

Minimum Qualifications:

  • Minimum ten years successful project management experience with emphasis on management of costs schedule communication and application of other project resources on construction projects.
  • Strong computer skills are a must. Position requires creation and updating of project files direct interaction with corporate accounting systems client management systems and project delivery software.
  • Must demonstrate ability to learn and utilize new and evolving technologies and software such as AI integration and construction management automation.
  • Ability to understand and interpret building designs schematics remedial design drawings demolition plans and specifications.
  • Ability to effectively present information and respond to questions from project stakeholders comprised of federal and local government agencies regulators clients local community groups and local subcontractors contractors Ability to read analyze and interpret general business periodicals professional journals technical procedures or governmental regulations FAR knowledge.
  • Ability to write reports business correspondence and procedure manuals.
  • Ability to develop and negotiate subcontractor scopes of work.
  • Capable of communicating persuasively and exercising effective negotiation techniques as needed
  • Ability to form strong relationships with management clients and subcontractors
  • Skilled in interfacing with executive management to convey project status
  • Competent in using Microsoft Office products email systems and Windows
  • Ability to develop maintain and effectively communicate project schedules.
  • Experience with Primavera scheduling software.

Preferred Qualifications:

  • Ten years managing construction with a value range of $10$50 million
  • Firm fixed price project experience
  • Department of Defense (DoD) client experience with a focus on U.S. Navy and Air Force projects

Travel:

  • Must be able and willing to work onsite at project location with periodic travel home with project management approval.

Education:

  • Bachelors degree in engineering project management or construction management.
  • Degrees in business will also be considered with experience in construction.
  • An equivalent combination of education and experience may be substituted for this requirement.
