This is an exciting opportunity to join a team of Property professionals managing the Councils property portfolio. At whichever level you join us as a Valuer you will have an incredibly varied workload and help to ensure the Estate meets the changing needs and requirements of the Councils services. You will also support the development and management of the Councils investment property portfolio generating value and income for the Council.
About the Roles
Trainee/Valuerdependant on qualification and experience
This general practice role will help the Estates Team progress property management duties in respect of LCC commercial properties. These roles will arrange or undertake property inspections records of condition and dilapidation schedules; and assist with the service of notices negotiating leases lease renewals and rent reviews.
Will gather evidence to assist in land deal negotiations and progress a portfolio of work related to the acquisition/disposal of property.
Assist in preparation of valuations as required for all types of property and a full range of purposes including market value rent rating insurance and asset valuations.
Aid team members in monitoring of expenditure and prepare accounts for service charges including reading meters apportioning charges etc. Assist the issuing of instructions and orders for work and services and arranging authorising payment of accounts as directed.
Assist in preparing reports for various purposes.
The service is also interested if you are studying for the Rural Estate pathway of RICS as you can help in the management of the County Councils extensive farm estate. This covers not only working farms both dairy and arable but also woodland advice in relation to Country Parks etc.
These are career graded posts and as such unqualified holders would start on the lower salary whilst newly RICS qualified holders would be expected to start on 38700.
Senior Valuer
Carrying out the above workload but operating at a higher level. Senior Valuers will be qualified RICS members with experience and able to work on their own initiative on a varied number of types of jobs. The role will involve guiding and helping Trainee Valuers towards their RICS qualification.
Principal Valuer
The Principal Valuer roles assist the Team Lead in decision making on more complex jobs and will be expected to have a background in a variety of property matters. They will deputise for the Team Lead and direct responsibility for guiding Trainees and other members of the team. The role will involve preparing reports for Members and senior officers in order that decisions can be made on the strategic management of the portfolio. The work will involve overseeing external valuers engaged by the Council as well as dealing with matters directly themselves.
