JOB TITLE: Planner I
DEPARTMENT: Community Development
SUPERVISOR: Planning Manager
SALARY RANGE: $28.72 $34.91 per hour
HIRING RANGE: $28.72 $31.82 per hour Commensurate with experience
This position is Salaried (Exempt)

SCHEDULE/REMOTE/HYBRID: This position may involve working a variety of schedules including evenings. Remote and or hybrid schedules are not available. However flexible scheduling may be discussed upon hire and supervisor approval.
RELOCATION: This position is located in Greenwood Village Colorado. Relocation assistance is not provided.
REQUIREMENTS: Experience in urban planning is desirable including experience as an intern or employment as a planner in a professional planning organization. Equivalent to a bachelors degree from an accredited college or university with major course work in urban planning architecture landscape architecture environmental design or a related field. A masters degree is desirable. Possession of or ability to obtain an appropriate valid drivers license and a driving record satisfactory to obtain coverage by the Citys insurance carrier. Working toward certification through the American Institute of Certified Planners is desirable.
Typical Day Scenario for Planner I
As a Planner I a typical day begins by reviewing and addressing emails and voicemails from residents contractors and developers answering inquiries on zoning permits and development requirements.
Inspections are scheduled by residences or contractors that necessitate fieldwork. This includes visiting properties to inspect compliance with development regulations. The planner reviews building permits checks foundation surveys for accuracy and ensures site conditions align with approved plans.
The Planner I meets with applicants in person or on the phone to review zoning or variance applications offering guidance and working collaboratively to resolve concerns while ensuring compliance. Comment letters are drafted and referrals to internal or external agencies are made when necessary. Throughout they provide excellent customer service balancing technical expertise with problemsolving to address community needs. They also collaborate with colleagues on crossdepartmental initiatives and attend professional meetings to stay informed about urban planning trends.
As the day ends the planner finalizes case updates prepares visual materials for community meetings and participates in internal discussions to maintain a cohesive approach to development and planning. Balancing inspections customer service and strategic projects. The Planner I role requires strong communication analytical thinking and organizational skills to ensure community development aligns with regulations and Village values.

The City of Greenwood Village welcomes your interest in the Planner I position in our Community Development Department. The purpose of this position is to ensure development in the Village is consistent with the community values including being aesthetically pleasing providing for a safe environment and meeting the needs of the Village. This position serves as a professional planner responsible for reviewing both permits and applications for development projects working with property owners contractors and developers to ensure applications meet both code requirements and community standards and making recommendations on development projects.
As a municipal organization Greenwood Village is a provider of emergency services. Some emergency situations including weather related emergencies may necessitate Greenwood Village employees to assist in areas of work which may not be directly related to the employees specific job function but which will be within the physical capabilities training and skills of the employee.
Distinguishing Characteristics:
This is the entrylevel class in the professional planner series. This class is distinguished from the Planner II by the performance of the less complex planning functions and handling less complex development cases and special projects with a focus primarily on customer service and permit review.

Equipment Utilized:
Motor vehicle standard office equipment including computers and a blueprint machine.
Contact with Others:
Contact with citizens and persons in the business community entailing negotiation where judgment and the ability to convince others are major considerations. Occasions when situations are stressful or difficult and require diplomacy and tact.
Supervisory Requirements:
Receives direction from the Planning Manager. Exercises no direct technical or functional supervision over other staff.
Field Work:
Must be physically capable of safely moving about on construction sites.
