Job Summary

Under the direction of the Facilities Coordinator leads key initiatives in an assigned to ensure the effective efficient and timely delivery and fulfillment the Districts line of services as associated with the district. Performs preventive maintenance and corrective repairs on buildings equipment and grounds Conducts face to face relationship between the District and suppliers in the service of the clients requirements. Utilizes multiple trade skills such as carpentry plumbing electrical painting and roofing HVAC and other skills as needed to solve maintenance problems. Maintains commercial properties by selfperforming the following duties.

Essential duties and responsibilities may include but are not limited to the following:

  • Completes general building maintenance such as painting repairing walls checking smoke alarms changing light bulbs repairing electrical outlets lighting fixtures outside lighting replacement of batteries and locks as associated with locks and light carpentry work.
  • Maintains and services HVAC units including swamp coolers and furnaces.
  • Repairs maintains services and installs plumbing fixtures.
  • Assists with maintenance of various properties.
  • Performs required maintenance and operational checks on equipment such as lubrication checking fluid levels and replacing belts and filters.
  • Repairs and maintains furniture such as desks chairs cabinets.
  • Installation of security measures to include locks gate hardware and overhead door.
  • Knowledge of ADA ICC requirements as it relates to commercial buildings.
  • May perform general janitorial tasks as related to projects.
  • Reports breakdowns and malfunctioning equipment to the Facilities Manager.
  • Operates power tools hand tools and related equipment with the use of Proper PPE.
  • Performs periodic inspections of buildings and makes recommendations on needed repairs installation etc. Adhere to trade practices and codes.
  • Performs mowing for District properties.
  • Be advocates promoting health and safety in the workplace.
  • Embodies the Districts Core Values.
  • Performs other duties as assigned.

  • Performs related work as required. Other duties as assigned as it pertains to your job functions.

Knowledge

  • Knowledge of commercial plumbing electrical pumps motors as well as HVAC equipment.
  • Thorough knowledge of applicable District and department policies and procedures as well as the willingness to learn and follow any policy or procedure that may be introduced in the future.

Skills

  • Skill in using common tools materials and equipment of the trade.
  • Comply with ICC standards as well as ADA standards.
  • Utilize positive and professional communication skills.

  • Ability to communicate with other staff to speak and write clearly; to maintain effective working relationships with others; to operate equipment in a safe manner.
  • Ability to effectively practice conflict management to resolve interpersonal conflict.

Physical Abilites

The physical activity of this position.

  • Climbing. Ascending or descending ladders stairs scaffolding ramps poles and the like using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion.
  • Balancing. Maintaining body equilibrium to prevent falling and walking standing or crouching on narrow slippery or erratically moving surfaces. This factor is important if the amount of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium.
  • Stooping. Bending body downward and forward by bending spine at the waist. This factor is important if it occurs to a considerable degree and requires full motion of the lower extremities and back muscles.
  • Kneeling. Bending legs at knee to come to a rest on knee or knees.
  • Crouching. Bending the body downward and forward by bending leg and spine.

Physical lifting Requirements

  • 20 Sedentary work. Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift carry push pull or otherwise move objects including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met.
  • 50 Light work. Exerting up to 20 pounds of force occasionally and/or up to 10 pounds of force frequently and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time the job is rated for light work.
  • 15 Medium work. Exerting up to 50 pounds of force occasionally and/or up to 30 pounds of force frequently and/or up to 10 pounds of force constantly to move objects.

The visual acuity requirements including color depth perception and field vision.

  • The worker is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects small parts and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes.
  • The worker is required to have visual acuity to perform an activity such as: operates machines such as lathes drill presses power saws and mills where the seeing job is at or within arms reach; performs mechanical or skilled trades tasks of a nonrepetitive nature such as carpenter technicians service people plumbers painters mechanics etc.
  • The worker is required to have visual acuity to operate motor vehicles and/or hand power equipment.
  • The worker is required to have visual acuity to determine the accuracy neatness and thoroughness of the work assignedor to make general observations of facilities or structures.

The conditions the worker will be subject to in this position.

  • The worker is subject to environmental conditions. Protection from weather conditions but not necessarily from temperature changes.
  • The worker is subject to outside environmental conditions. No effective protection from the weather.
  • The worker is subject to both environmental conditions. Activities occur inside and outside.
  • The worker is subject to extreme cold. Temperatures typically below 32 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions such as wind and humidity.
  • The worker is subject to extreme heat. Temperatures above 100 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions such as wind and humidity.
  • The worker is subject to noise. There is sufficient noise to cause the worker to shout in order to be heard above ambient noise level.

Qualifications

Required Qualifications (Note: Any acceptable combination of education training and experience that provides the above knowledge abilities and skills may be substituted.

Training and/or Education

  • High school diploma or GED.

Experience

  • Three year of general commercial maintenance or related experience.

License and Certificates

  • Must have and maintain a valid Colorado class R Driver License.

Physical Demands

  • Frequently requires use of keyboard devices heavy lifting reaching stooping bending crawling crouching and climbing and walking over rough and uneven terrain.

Unusual Demands

  • Is subject to reoccurring deadlines and interruptions hazards and unpleasant conditions. Is subject to working unusual hours weekends holidays and in inclement weather.

Other Requirements

  • The Pueblo West Metropolitan District is a drug free Workplace and any offer of employment with the District will be contingent upon a successful preemployment physical drug screen criminal background check and Motor Vehicle Record. Safety footwear and the ability to wear a harness is required for this position.

This position is considered a safetysensitive position and will be subject to monthly random drug and alcohol screening.
