THIS IS A GENERAL POSTING FOR BUILDING INSPECTOR. DEPENDING ON CERTIFICATIONS HELD THE POSITION OFFERED MAY BE BUILDING INSPECTOR I II OR SENIOR BUILDING INSPECTOR.

The Inspections Department is a teamoriented environment with 10 dedicated members. Over the past five years the Town has recognized continued growth trends by investing in four new positions for the Inspections Department.

Performs intermediate skilled work inspecting residential and commercial buildings for compliance with Town ordinances and state building codes. Work is performed under the general supervision of the Inspections Operations Manager.

Examples of Duties

  • Performs field inspections and reinspections of residential and public facilities for compliance with State Building Codes and Town ordinances for both new and existing buildings.
  • Reviews plans for compliance with state building codes and Town ordinances using electronic plan review.
  • Interprets and reviews building permit applications and subsequent installation for code compliance.
  • Approves buildings for certificates of occupancy and systems for certificates of compliance.
  • Maintain detailed inspection reports and enters information in data base.
  • Works with other departmental staff to resolve and analyze complaints violations and other enforcement issues.
  • Senior or Building inspector II may assist with training new inspector hires.
  • Receives complaints regarding defective construction and handles enforcement problems.
  • Issues warnings and stopwork orders where construction is not in compliance with the NC state codes or laws.
  • Answers questions from and provides technical assistance to private citizens contractors design professionals and developers.
  • Responds to and investigates complaints regarding violation State Building Codes.
  • Completes state required annual continuing education training for certification maintenance.
  • Participates in plan review meetings
  • Testifies in court on code violation cases.
  • Learns to use software associated with duties.
  • Responds to natural disasters and participates in damage assessment.
  • Performs related tasks as required.

Typical Qualifications

  • General knowledge of all types of building construction materials and methods and of stages of construction when possible violations and defects may be easily observed and corrected.
  • General knowledge of State building and related codes laws and ordinances; ability to detect poor workmanship inferior materials and hazards of fire and collapse.
  • Ability to read and interpret plans specifications and blueprints accurately and to compare them with construction in process.
  • Must be able to operate personal computer including knowledge of or ability to learn applicable software.
  • Must be able to establish and maintain effective working relationships with building owners contractors associates and the general public. Uses tact and firmness in enforcing ordinances and codes.

Supplemental Information

Building Inspector I Graduation from High School and some education and experience related to building construction trades and possession of or ability to obtain North Carolina Level 1 Standard certifications in Building Plumbing Mechanical and Electrical within 3 years from date of hire.

Building Inspector II Graduation from High School and considerable experience in the building construction trades. Must possess North Carolina Level II Standard certifications in Building Plumbing Mechanical and Electrical.

Senior Inspector Graduation from High School and extensive experience in the building construction trades. Must possess North Carolina Level III Standard certifications in Building Plumbing Mechanical and Electrical.
