Job Description

Job Summary

Under general supervision of the Facilities Project Supervisor the Lead Building Service Engineer provides lead work direction and works with and is in charge of a small group or crew of skilled trades workers and semiskilled assistants who perform the full range of HVAC work including the installation operation preventive maintenance and repair of mechanical systems related to heating ventilating air conditioning (HVAC) refrigeration energy management electronic controls power water and sewer systems and equipment as related to HVAC and/or Mechanical systems throughout a campus. The Lead Building Service Engineer is responsible to plan and coordinate work flow for assigned tasks and projects including preparation of materials lists and ordering supplies while working alongside the team to ensure work is performed as assigned. The Lead Building Service Engineer also ensures instruction is provided to complete the work that work efforts are conducted safely and in alignment with requirements and regulations inspects work to ensure it meets quality requirements and specifications; and keeps records and documents efforts to ensure accuracy of building information and computerized maintenance management systems.

Key Responsibilities

  • Provides lead work direction to skilled trades staff and semiskilled and unskilled assistants through the performance of the duties noted below understanding that operational needs vary daily and are based on priorities set by the appropriate administrator
  • Reviews work order system to understand and plan for preventative deferred and reactive maintenance work efforts in a manner aligned with the priorities communicated by the appropriate administrator
  • Ensures preventative maintenance and other work orders designated as high priority are completed on schedule
  • Prepares for and plans work including development of material/supply needs lists and ordering supplies through the warehouse and business office so as to pursue the work according to schedule. Ensures adequate and appropriate warehouse stock supplies are on hand
  • Develops labor resource schedules and communicates assignments to assigned workers making adjustments and coordinating with other shops where necessary
  • Lays out directs assists and coordinates the work flow for assigned work including project planning and coordinating with other shops where necessary
  • Inspects the work to ensure it meets quality requirements and specifications
  • Provides feedback to the appropriate administrator concerning staff work performance including productivity quality teamwork and communication
  • Acts as shop supervisor in absence of the Facilities Project Supervisor
  • Ensures computerized record keeping systems are maintained with all work efforts documented accurately. Records work efforts in detail within computerized recordkeeping systems and where directed on log sheets and keeps accurate time records so as to ensure an appropriate level of documentation regarding actions taken to complete assignments. To include documenting asbuilt changes to existing or new systems and reporting such changes to other units for recordkeeping purposes
  • Operates utility cart pickup truck welding equipment scissor lift forklift and other equipment as certified to access repair and transport personnel equipment and materials

Knowledge Skills & Abilities

  • Thorough knowledge of mechanical systems including high and low pressure boilers and heating pneumatic and digital controls and devices ventilating air conditioning refrigeration and other mechanical equipment
  • General knowledge of ventilation principles thermal dynamics and closed water systems
  • Ability to install operate and repair HVAC equipment and systems
  • Ability to demonstrate a high degree of mechanical skill equivalent to journeylevel in one or more related trades such as plumbing pipe fitting electrical or air conditioning
  • Ability to ensure work is performed in sequence
  • Ability to maintain records and retrieve data related to work performed using manual and computerized recordkeeping systems and to prepare standard and/or complex reports
  • Ability to analyze and respond appropriately to emergency situations
  • Ability to use considerable judgment and discretion in performing duties required to successfully complete work assignments
  • Ability to initiate establish and foster a positive cooperative productive work atmosphere while establishing effective working relationships within a diverse population and with those from various cultural backgrounds
  • Ability to operate a motor vehicle utility cart scissor lift boom lift and forklift (as certified) and other equipment and tools required to successfully complete assignments

Required Qualifications

  • Four years of journey level experience in the operations maintenance and repair of boilers diesel or gas reciprocating engines and other related mechanical equipment
  • At least two years of project coordination work
  • Experience and/or training in the operations of a power plants computerbased management system are desirable

License

A valid drivers license is required for this position. Out of state candidates selected for the position must obtain a State of California drivers license within 10 days of hire in accordance with the California Department of Motor Vehicles regulations.

Once hired the employee must successfully complete the Defensive Driver Training Program provided by the State of California for California State University campuses.

Preferred Qualifications

  • Certificate indicating completion of an applicable apprenticeship program in the mechanical trades
  • Certification(s) at a HVAC/R technician through the North American Technician Excellence or similar organizations
  • Possession of a current California asbestos worker certification
  • Education equivalent to that achieved within the mechanical trades or any equivalent combination of training and experience in the mechanical trades which demonstrates the achievement of journeylevel skills equivalent to that acquired through completion of an applicable apprenticeship program
  • Thorough knowledge of the mechanical trades
  • Five years of journey level work experience in the maintenance repair or construction of mechanical systems
  • Work experience is a large complex commercial or University setting
  • Experience as a foreman or project coordinator overseeing a group of tradespersons

Compensation

Classification: Lead Building Service Engineer
Anticipated Hiring Range: $7856/month $8337/month
CSU Salary Range: $6705/month $9768/month
