Position Function:
In the Department of Facilities Management the Construction Administrator for Work Management provides oversight of project scopes budgets contracts designs bids construction compliance with codes and contracts and daytoday operational and tactical aspects associated with projects involving renovations alterations and/or inhouse projects.
Salary Grade:I 15 II/III 16 Sr.17

Essential Duties and Responsibilities:
1. Serves as liaison on all campus projects involving renovations alterations and/or inhouse projects.
2. Serve as primary point of contact for assigned projects. Includes contact with stakeholders contractors design professionals other university departments endusers etc.
3. Manages construction progress including ensuring that procedures and materials comply with specifications; observing work in progress; and performing physical inspections to assure timeliness conformance with requirements and acceptability of work.
4. Manage the projects budgets and track all expenses related to the project.
5. Performs administrative functions such as reviewing and writing reports approving expenditures enforcing rules and making decisions.
6. Prepare and track project documentation that require approval by others. Includes but not limited to project initiation forms budget increases invoices etc.
7. Review plans prints sketches and specifications for assigned projects and related jobs and provide technical assistance.
8. Initiates and prepares written and computer generated special periodic fiscal time study and labor reports
9. Reviews construction schedules and notifies the Assistant Director of Work Management if critical paths are not being achieved.
10. Manages the services of external contractors and Facilities Management shops ensuring quality work.
11. Performs and oversees physical inspections of contracted work to ensure contract compliance is adhered to and reports findings to appropriate personnel.
12. Provides technical direction and assistance to bring deficiencies to the contractors and monitors final resolution.
13. Examines plans and specifications during all phases of the work including verification of existing conditions and dimensions.
14. Works with contractors to close and accept projects.
15. Reviews invoices/applications for payment.
16. Prepares required reports and maintains appropriate files.
17. Performs related duties as assigned.

This position does not have supervisory responsibility.
Minimum Qualifications:
Level I Bachelors Degree in Architecture Building Science Engineering Construction Project Administration or related field plus 2 years of experience in Management of commercial construction projects and/or processes as a contractor design professional owners representative etc.
Level II Bachelors Degree in Architecture Building Science Engineering Construction Project Administration or related field plus 4 years of experience in Management of commercial construction projects and/or processes as a contractor design professional owners representative etc.
Level III Bachelors Degree in Architecture Building Science Engineering Construction Project Administration or related field plus 6 years of experience in Management of commercial construction projects and/or processes as a contractor design professional owners representative etc.
Senior Bachelors Degree in Architecture Building Science Engineering Construction Project Administration or related field plus 8 years of experience in Management of commercial construction projects and/or processes as a contractor design professional owners representative etc.
Substitutions:
When a candidate has the required experience but lacks the required education they may normally apply additional experience toward the education requirement at a rate of one 1 year of relevant experience per year of required education. Indicated experience is required no substitution allowed.

Working Conditions and Physical Effort
Occasional and/or light lifting required. Limited exposure to elements such as heat cold noise dust dirt chemicals etc. but none to the point of being disagreeable. May involve minor safety hazards.
Externally imposed deadlines; set and revised beyond ones control; interruptions influence priorities; difficult to anticipate nature or volume of work with certainty beyond a few days; meeting of deadlines and coordination of unrelated activities are key to position; may involve conflictresolution or similar interactions involving emotional issues or stress on a regular basis.
Job frequently requires standing walking reaching climbing or balancing talking hearing handling objects with hands.
Job occasionally requires sitting stooping/kneeling/crouching/crawling and lifting up to no more than 25 pounds.
