JOB TITLE: Maintenance Team Lead

EMPLOYMENT TYPE: FullTime40 hrs/wk

SCHEDULED HOURS: MondayFriday 8:am4:40pm flexible/off hours response for emergencies

DUTIES & RESPONSIBILITIES:

  • Provide guidance and field supervision to maintenance staff ensuring alignment with departmental goals and priorities by managing assignments/projects and setting priorities/expectations.
  • Continuous improvement of existing processes to improve efficiency and costeffectiveness of the department.
  • Audits work performed by maintenance staff for accuracy efficiency and proper workflow.
  • Perform routine preventive and general maintenance duties across multiple properties. Take an active role in addressing facility requests with an emphasis on ensuring work performed is in compliance with licensing and accreditation entities and Life Safety standards.
  • Conduct monthly environmental building and safety inspections including but not limited to maintaining working exit signs and emergency lights as required by accrediting entity.
  • Facilitate staff moves which includes but is not limited to moving furniture painting preparing apartments and office spaces etc.
  • Assist with coordination and monitoring of external contractors to ensure compliance with organizational standards.
  • Assist in acquiring building equipment life span data for projection of annual capital expenditures.
  • Monitor and manage maintenance staff purchases.
  • Responsible for ensuring the property general maintenance upkeep equipment and system are in good working condition
  • Maintain accurate electronic and hardcopy records/documentation for the purpose of compliance audit readiness and reporting to CHRs accreditation & regulatory entities.
  • Perform back up functions of department staff and director of facilities and asset management as needed
  • Provide offhours response
  • Participates in staff meetings supervision training and other meetings assigned
  • Ensures excellent customer service is provided.
  • Perform a variety of routine and nonroutine administrative clerical data collection tasks specific to the department and other duties and assignments as required.
  • In conjunction with Facilities Asset Coordinator:
  • Collaborate to ensure environmental monthly inspections are completed timely and correction plan repairs are disseminated and completed timely.
  • Assist with the facility work order system by assigning work requests and disseminating based on priority along with maintaining timeliness of document completion. Assist as needed with inspection audits.
  • Assist with ensuring outside authority and preventative inspections and testing of building equipment is conducted in a timely manner.

QUALIFICATIONS:

Education: Technical or High School Diploma or equivalent experience.

Experience: 3 to 5 years maintenance/repair experience or other relevant experience. Experience in leading a team of maintenance professionals tasked with supporting the organizations multiple worksites

Required Skillsets:

  • Excellent interpersonal communication skills
  • Ability to establish & maintain effective working relationships with staff across the organization including external contacts.
  • Knowledge and proficiency in using computer applications skill in typing including standard Windows applications.
  • Strong organizational skills detail oriented and ability to work independently
  • Strong building maintenance and repair skills.
  • Knowledge of JCAHO accreditation requirements and licensing standards with DPH DEA and DCF preferred.
  • Knowledge of life and safety regulations.

COMPENSATION*:

$26.6926/hour minimum and up commensurate upon experience.

*Actual rates are determined at the time of offer and are based on relevant experience and internal equity as well as adherence to our internal equity policy. Many of our positions offer program/location differentials and/or signon incentives. (Please note for parttime positions this range would be prorated based on hours worked)
