Job Description

Make an impact

The Field Manager is responsible for overseeing all maintenance tasks for singlefamily homes within the market ensuring the properties meet the standards for being rentready. This includes supervising field staff and vendors coordinating repairs turnovers inspections and performing other maintenancerelated tasks. The Field Manager will drive efficiency and ensure quality across the team while maintaining a strong customerfocused approach.

Key Responsibilities

  • Provide ongoing training coaching and feedback to team members. Conduct evaluations and regularly assess performance against established standards. Initiate and document disciplinary actions when necessary.

  • Supervise a team of Field Superintendents ensuring they are trained and updated on Bridge Homes policies procedures and practices.

  • Monitor and enhance standard benchmarks including turn time turn cost and selfperforming percentage for both the market and individual superintendents.

  • Coordinate daily work assignments for Field Superintendents including driving routes and enforce adherence to Bridge Homes mileage policy. Approve mileage reimbursement for the team.

  • Oversee Field Superintendents as they conduct inspections of homes during turnover and develop a scope of work for properties using Bridge Homes technology.

  • Review charges identified by Field Superintendents as resident responsibilities.

  • Approve assign or complete repairs to properties within approval limits.

  • Obtain approval from the Regional Field Manager or SVP Field Services for repairs exceeding approval limits and ensure completion.

  • Follow up with vendors and field staff to verify that repairs and turnover work are completed according to Bridge Homes standards.

  • Monitor purchases from suppliers like Home Depot and ensure proper accounting by job number.

  • Manage maintenance requests act as a primary contact and respond promptly to all emergency situations.

  • Inspect homes to verify rentready status and perform light property cleaning as needed.

  • Document track and record all jobs using Bridge Homes technology.

  • Build rapport with employees residents vendors and clients while maintaining a professional and friendly demeanor.

  • Perform additional duties and special projects as assigned.

What you should bring

  • Education/Experience: High school diploma or general education degree (GED); and five to seven years of maintenance experience with multifamily/singlefamily residential property maintenance or similar background. Three to five years of construction knowledge electrical plumbing carpentry skills or related experience and/or training; or equivalent combination of education and experience. At least three to five years supervisory/management experience.

  • Certificates and Licenses:

    • Valid state drivers license and proof of insurance.

    • HVAC certification is preferred.

  • Math Ability: Ability to calculate figures and amounts such as percentages and square footage. Ability to apply concepts such as fractions percentages ratios and proportions to practical situations.

  • Reasoning Ability: Ability to define problems collect data establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form.

  • Computer Skills: Proficiency in word processing software internet software and the ability to adapt to innovative technology.

  • 401K: Bridge Investment Group will contribute to your account equal to 100 of the first 4 of pay which you contribute to the plan.   • Paid Time Off: Employee will accrue 5.23 hours of paid time off per pay period for a total of 17 days per year.
  • 11 Paid Holidays per year.
  • Following six 6 months of employment at the Company you will be eligible per birth adoption or placement of a child for four 4 weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company you will be eligible for twelve weeks of paid parental leave per birth adoption or placement of a child if you are the primary caregiver of the child.
  • Tuition Reimbursement: Up to $5000 per year of preapproved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
