Maintenance Technician 2
Location: 151 Lawrence Street Brooklyn NY 11201
Ability to travel between program sites across Brooklyn required.
Schedule: Fulltime 35 hours per week Monday Friday Ability to work flexible schedule and overtime as needed including some early mornings evenings and weekends
Salary Range: $22.00/hour $22.00/hour Annualized to $40040/year

Position Summary
The Maintenance Technician 2 may be assigned to different sites as required by the program needs. Responsible for the general safety conditions of the assigned facility. Ensure cleanliness and maintain building(s) in good condition and repair to ensure the safety and comfort of the staff and clients and protect the Programs physical facility. Ensures compliance with regulatory environmental standards. Performs minor construction projects consisting of HVAC plumbing electrical and carpentry work. Makes routine rounds performs tests and equipment readings. Performs diagnostic testing and repairs equipment and systems (i.e. HVAC electrical systems). Performs exterior grounds maintenance.
Essential Duties:
- Monitor the Facilitys interior and exterior entrances for cleanliness (including snow removal and removal of other hazardous conditions).
- Complete Work Orders assigned in an efficient and proficient manner.
- Assist in safety and evacuation drills procedures and training.
- Alert the direct supervisor Asst. Director Director or designee of any unusual occurrences or violation of rules and regulations (i.e. no smoking regulations).
- Perform preventative maintenance as scheduled and maintains logbooks accurately and completely in accordance with policies procedures and statutory guidelines
- Attend inservice training seminars and other educational activities as required
- Perform semiskilled duties in the construction alteration maintenance and repair on buildings and mechanical and electrical systems equipment
- Provide oncall maintenance coverage when assigned
- Make routine rounds performs tests and equipment reading
- Repair minor electrical malfunctions and helps install new equipment
- Assemble install and repair pipes fittings and fixtures of water systems and unclog clogged drains
- Build alter repair and maintain buildings floors partitions windows doors screens wood fixtures and furniture
- Check functionality of safety systems (fire alarms carbon monoxide detectors etc.
- Troubleshoot and perform repairs including but not limited to:
- Painting patching and sheet rock repair and installation plaster repair Light plumbing including unclogging drains and basic plumbing repairs
- Light electrical (from the wall out) including replacing fixtures and lighting ballast
- Lighting in general including bulb and switch plate replacement
- Lock repair and replacement
- Floor tile repair and installation including base
- General carpentry including interior renovation ductwork
- HVAC system cleaning filter and belt changes
- Prepare maintenance reports recommend and perform basic corrective maintenance as required
- Perform general repair work involving rough carpentry and painting tasks
- Monitor heating and air conditioning systems including logging and reporting problems and potential issues. Emphasis on preventative maintenance.
- Move and relocate furniture computers office supplies etc. as needed.
- Attend training programs and meetings as instructed.
- Perform other related tasks as assigned.
Qualifications
- High school graduate or GED certification
- Minimum of 35 years of experience in the maintenance field
- DRIVERS LICENSE Required Clean Driving record upon hire and pass a motor vehicle history check demonstrating a safe driving history.
- Must pass OCFS OPWDD and OMH Background checks.
- Proficiency in operating maintaining and repairing hand mechanical and power tools and equipment such as power saws power sanders drills air compressors paint sprayers generators and various hand tools required for basic carpentry plumbing and maintenance.
- Intermediate ability to read and interpret sketches diagrams and blueprints.
- Perform intermediate level plumbing work including the installation repair and replacement of plumbing fixtures including sinks toilets faucets water heaters and pipes; clear obstructions from water and sewer lines.
- Perform intermediate carpentry work including the repair of stairs joisting walls windows siding doors and other carpentry work.
- Skilled appliance repair
- Intermediate knowledge of methods practices and equipment used in facilities management and activities including a variety of building trades work.
- Intermediate knowledge of theory of electricity.
- Basic knowledge of City policies procedures regulations and codes related to facility maintenance and repair.
- Intermediate knowledge of occupational hazards and necessary precautions applicable to building and mechanical maintenance Preventive maintenance requirements work preferred.
- Knowledge and implementation of safe work practices
- Thorough knowledge of Handyman Duties basic plumbing basic carpentry basic electrical building codes ADA regulations and safety standards.
- Must be a selfstarter and possess the ability to work well with others.
- Ability to communicate effectively with staff management and vendors
- Basic knowledge of Microsoft office and Google Suite
- Must successfully execute scope work foster a positive work culture in accordance with BCS principles and guidelines.
- Ability to perform physical tasks related to the position including lifting heavy objects up to 50 pounds
- Ability to lift up to 50 pounds above the waist and carry heavy objects
- Ability to walk up and down 8 flights of stairs
- Familiarity with best practices for basic maintenance and repairs and the ability to carry them out with limited supervision
- Must maintain professional appearance and interact with tenants and staff in a professional patient polite and respectful manner.
