Job Description

Position: Maintenance Supervisor

Position Summary: The Maintenance Supervisor is responsible for leading daily maintenance operations across multiple apartment communities managing a team of 45 technicians and overseeing both routine work and capital projects. This is a handson role requiring strong leadership coordination and technical expertise to ensure our properties are wellmaintained efficient and residentready at all times.

Key Responsibilities:

  • Supervise schedule and support a team of 46 maintenance technicians across multiple apartment communities
  • Coordinate and oversee contract services and thirdparty vendors
  • Maintain and manage maintenance schedules for unit turns common area upkeep and ongoing repairs
  • Organize and dispatch vendors for scheduled and emergency work ensuring timely completion
  • Inspect properties regularly for cleanliness safety curb appeal and deferred maintenance
  • Help transport materials tools and equipment to and from job sites as needed
  • Assist technicians onsite when required especially on larger or timesensitive project
  • Organize and maintain companyowned large tools and specialty equipment ensuring they are available and delivered to technicians as needed
  • Track all work orders and project timelines using AppFolio ensuring accountability and timely resolution
  • Support capital project planning and executionincluding scope development bid collection and onsite supervision

Qualifications:

  • 5 years of residential maintenance experience; prior multisite supervision preferred
  • Strong technical knowledge of HVAC electrical plumbing appliance repair and general construction
  • Proven leadership and team management experience
  • Excellent communication and organizational skills
  • Proficient in work order systems (AppFolio preferred) and mobile task management tools
  • Ability to travel daily between job sites; reliable transportation and valid drivers license required
