Forum Make Space (FMS) is Forums dedicated selfstorage platform launched through the creation of a $200 million openend fund focused on developing and acquiring institutionalquality selfstorage facilities across Canada. Position Overview:

The Senior Associate Real Estate Investments plays a key role in supporting the full investment lifecycle across selfstorage development and coreplus opportunities. This role represents Forums interests in investment and acquisition activities at FMS contributes to fundraising efforts and engages in structured equity debt and capital markets initiatives supporting Forums broader development pipeline. Reporting to the VP Real Estate Investments and Acquisitions the Senior Associate works collaboratively with members of Forums Real Estate Investments Team.

Key Duties and Responsibilities:

Capital Raising & Structuring

• Support capitalraising initiatives for selfstorage and broader development projects including preparation of materials and investor outreach.
• Assist in the of joint venture and coinvestment opportunities with institutional partners contributing to deal structuring and alignment of investor interests.

Financial Modeling & Underwriting

• Develop and maintain complex financial models to evaluate selfstorage and development investment opportunities.
• Conduct portfoliolevel forecasting sensitivity analyses and scenario planning to support strategic decisionmaking.

Transaction & Investor Relations

• Contribute to all aspects of transaction including drafting and reviewing term sheets deal structuring and closing coordination.
• Support investor relations through the preparation of presentations management of investor due diligence processes and engagement with capital markets stakeholders.

Candidate Profile:

Bachelors in Finance Real Estate or Economics.

35 years experience in investment Banking (Real Estate) Private Equity or RE Capital Markets preferred

Strong financial modeling & capital structuring expertise.

Experience in real estate investments with selfstorage knowledge considered an asset

Institutional investor & capital markets exposure.

Strong communication skills and ability to manage multiple competing deadlines with a high attention to detail.

Highly organized & detailoriented.

Strong analytical skills with high proficiency in Excel.

Excellent written and verbal communication skills.

Ability to work independently and within a team managing multiple projects in a fast paced environment.
