Job Title: Stationary Engineer Union

Job Summary:

Responsible for repair and maintenance of building related mechanical electrical plumbing air handling units and other building mechanical systems in a multibuilding environment. Work may involve the lifting of heavy mechanical equipment and apparatus and may be performed in areas of extreme heat or cold. Receives and responds to service calls through a CMMS application via handheld device. Takes immediate action to resolve emergency situations or system breakdowns. Performs preventive maintenance via same CMMS and assists or provides oversight of vendor services.

Essential Duties and Responsibilities:

  • Efficiently operate Central Heating & Cooling plant and related systems.
  • Operate building automation systems to provide desired plant output specifications as set forth by customer.
  • Operate replace repair and maintain all mechanical (some electrical and/or control systems) air handling units pumps motors & heat exchangers.
  • Drain and safe off systems to facilitate repairs.
  • Perform minor carpentry task as needed for example replace ceiling tiles and repair or replace door hardware locks panic bars etc. (IF deemed necessary).
  • Perform minor electrical tasks including bulb and ballast replacement.
  • Clean coils in air handling units and convectors to maintain optimum heat exchange.
  • Operate and inspect emergency generator and associated components.
  • Requisition necessary material to complete required repairs.
  • Perform routine and preventive maintenance duties including filter changes lubrication and checking controls and performance.
  • Replace bearings motors and dampers if additional manpower is available.
  • Complete tour Logs during Inspection of mechanical and electrical systems trace electrical circuits when necessary.
  • Develop knowledge to operate switchgear for the purpose of isolating a circuit when repairs are necessary or for transferring loads to another generator.
  • Record inspections and write reports deemed required by supervisors and customer management.
  • Perform any additional related tasks on an as needed basis to maintain the efficient operation of facility.
  • Receive and respond to service calls and provide reports to customer representative on a daily and weekly basis.

Qualifications:

  • Required Mechanical Trades or Trade School certification in location applicable disciplines i.e. HVAC Electrical Plumbing.
  • Required license for equipment operation in a given municipality.
  • Minimum of five 5 years experience in the operation of central plant equipment HVAC mechanical plumbing electrical and/or electronic control systems.
  • Universal Certification as required for refrigerant work.
  • Experience & proven ability to repair building electrical plumbing & HVAC systems
  • Experience & proven ability to safely secure hydronic and electrical systems for maintenance
  • Strong knowledge of operation of building auxiliary systems i.e. firelife safety stand by emergency generators
  • Familiarity of general building systems i.e. vertical lift equipment overhead doors.
  • Ability to write and execute written and oral instructions and perform arithmetic calculations.
  • Strong knowledge of safe work practices and procedures typical for maintenance operations
  • Ability to safely wear a respirator climb ladders enter confined spaces lift heavy objects and perform other physically demanding tasks
  • Safely and skillfully use all types of related hand and power tools
